INCREASING AVAILABILITY RATE INDUCES
PRESSURE ON PRICES
Will be considered classes A +, A, B and C about Recife and it´ s metropolitan area. Due to the size and local characteristic, Colliers International
will not distinguish inventory between corporate and office. Will not be
considered buildings used as headquarters (occupied by the landlord),
public, medical or institutional.
EXISTING INVENTORY, AVAILABILITY RATE
AND NET ABSORPTION
The third quarter was characterized by the delivery of the property
Novo Mundo Empresarial located in the metropolitan area of Recife.
The project that has a total leasable area of approximately 43,000sqm
consists of six buildings and will be a milestone not only for the region
but also for the entire market.
Actually the classes A+ and A (high-end), have an availability rate of
38.3% compared to 5% of class B. About 45% of the available area in
classes A+ and A refers to those properties delivered between the years
2013 and 2014, a situation that should intensify due to the fact that
88,000sqm are expected to enter into the market in the fourth quarter.
The increasing availability rate is already inducing pressure on lease prices,
especially in high-end buildings. In other hand, it is expected an increase
of demand, especially in 2015.

a share of 75% in RM Recife.

The submarkets of Boa Viagem and RM Recife have the largest existing
inventory and the largest amount of square meters available for lease.

FUTURE INVENTORY
Compared to the previous quarter, the average prices of classes A+ and A
decreased by 1.3%. For class B there was a slight increase of 1.2%.
The market of Recife will strongly increase in the coming years given
the pipeline up to 2017. The projects are spitted across the market
with a larger share in the submarket of Boa Viagem, which represents
48% of the total.
The average asking lease price for class A+ and A is R$ 64.82/sqm/month
and R$ 55.36/sqm/month for class B. With the delivery of Novo Mundo
Empresarial property, the submarket with the highest asking price is
currently RM Recife.
