It is with great sadness that we inform you of
the passing of our Board member, Marina
Costas. Her efforts on the Board over the
last 15 years were instrumental in our ability
to enhance the club and provide improved
access to the disabled as head of our ADA
Committee.
Marina was a vital and
resourceful member of our Board and a true
friend. She will be greatly missed.

Annual Meeting Update
The 2005 Annual Meeting was held December
3, 2005. Current Board members, Fran Oliveira
and Ann Hendricks were the only two candidates
running for the two open positions on the Board
so they were automatically re-appointed to serve
another term. The approval vote for the proposed 2006 budget and reserves were again
very high. Thanks to everyone who attended or
sent in their proxy prior to the meeting.
Future Board meetings for 2006 have been tentatively scheduled for March 17 and 18, June 16
and 17, October 6 and 7, December 1 and the
Annual Meeting for December 2nd. As always,
owners are encouraged to attend the meetings
1 or submit any comments to the Board for discussion at the meetings.

Hello to everyone, I hope your holidays were all
great. Now it’s time to start thinking about 2006
at The Beach Club. If you have not made your
reservation for this year, you really need to start
planning it. We have more owners reserving
their time early and you need to get your time
reserved.
As required by Florida Statutes, The Beach Club
financial records are audited every year by an
independent accountant. The full report is kept
on file with the state and at The Beach Club.
The enclosed 2005 Budget to Actual report is a
summary of that audit. It compares the 2005 operating budget to the actual income and expenses in 2005. It also shows how these numbers compare to the 2005 operating budget. If
you have any questions about this document,
please feel free to contact The Beach Club.
A lot has been going on at the Club. We now
have wireless, high-speed, internet access so
you can bring your laptop computer with you.
There is a small charge for users but I think you
will enjoy the access.
Collections
By the time you receive this newsletter, unpaid,
inactive accounts will already be delinquent and
will have been charged a $25.00 late fee and
one month’s interest. Per Florida Statutes, once
properly assessed, these fees cannot be waived,
even by the Board. Fees have always been delinquent on February 15th and if your payment
hasn’t reached us by that date, your account will
be charged and the late fee and interest will be
due. Further delinquency beyond sixty days
from the January 1st due date may also be subject to assignment to an outside collection
agency resulting in an additional 34% charge.
First floor walkways and patios are being resurfaced as I write this article. Bath tub liners
are due to be installed later this month in all
units along with wall surrounds in Ph II showers.
The pool area has also been dressed up with
new umbrellas and the pool deck is being resealed to restore the color and prolong it’s life.
New master bedroom furniture has been placed
in all units, including the dresser, mirror and both
bedside tables. Valances have been installed in
the living rooms of all units as well as new chair
cushion covers in all living rooms. DVD players
have replaced the VCRs in the living rooms and
the VCR has been moved to the master bedroom. The master bedroom chair cushion in
Phase I was also recovered.
RCI Points
The RCI Points Program continues to be offered at
The Beach Club. The conversion from Weeks to
Points is still available at the introductory, one time
fee of $1,795. If you want to pick up an additional
week, you can convert that purchase and your other
Beach Club weeks to Points for $995. Beach Club
weeks are currently valued as high as 47,000 points
for a one-bedroom unit and 67,500 points for a twobedroom unit. This is the same program offered by
the large hotel groups at prices starting at $15,000.00!
Finally, the unsightly stucco damage done to the
Phase I building walls by the 2004 hurricanes is
currently being replaced. It has really been a
nightmare, trying to find someone that could and
would come do these repairs.
Anytime you are at the Club and have a problem
or need something, please call the front desk
and let them know as soon as you need the item
so that they might be able to make your stay a
great experience. If you have any suggestions,
please let Rhonda and her staff know and don’t
forget to complete your comment card.
We at The Beach Club are a special family and I
hope to visit with you poolside real soon.

The Points Program gives members more flexibility in
the use of their week. Points can be used for a full or
partial week exchange, larger or smaller unit, airline
tickets, car rentals, etc. You can even borrow and
carry over points. Once you convert to prints, you can
try it out for three years and then decide if you wish to
continue it at no additional expense. The Points program does not affect you if you do not wish to convert.
The only way to convert your Beach Club week to
points is through us; other programs may say that
they can, but this is not true. If you would like additional information on the Points program, please contact Rhonda or Lorraine at The Beach Club.

Please be aware that The Beach Club has two, one-bedroom units and one, two-bedroom unit that has had the
bathroom renovated to better accommodate those with special needs. The bathrooms include a more open floor
plan and a roll-in shower with a fold down seat, in addition to the bath tub. These units are #106, 107, and 108.
Please indicate in your unit selection above, if you would like one of these units. Also please give us your comments on the need for any type of additional unit renovations below.

Reservations
Reminders
Both Prime and Preferred reservations for 2006 have
been open for some time now and the weeks are filling
up very quickly. Contact us A.S.A.P. if you have not
secured a reservation for 2006 yet. Even if you plan to
bank your week or list it for rent, you still need to secure
a specific week. Once your week has been banked,
you will receive a space bank deposit card from the exchange company. If you do not receive this card within
two weeks, please contact us or the exchange company
to confirm your deposit.
**The business reply envelope that was included in
the November mailing for proxy return is no longer
valid. Delivery of these envelopes after the Annual
Meeting is often delayed by 30 days or more—
PLEASE, THROW THEM OUT if you did not use
them to return your proxy.**
When using Day Use, please be sure to call ahead,
sign in upon arrival, get a parking pass for your car
and limit your party to 5 people. The owner on the
deed must be present for Day Use.
Looking forward, it is not too soon to start thinking about
2007. Preferred Season reservations for 2007 open on
July 1, 2006. All Preferred Season reservation requests
received by June 30th with payment of the estimated
2007 fees, which will be the same as 2006 fees, will be
drawn at random and filled as they are drawn. More
and more owners are getting their requests in early to
be in this drawing, so when sending your request,
please include multiple choices in case your first or second choice is not available.
If you find that paying the maintenance fees all at once
after the first of the year is a burden, you may want to
consider making payments towards your 2007 fees before that time. You can start paying anytime so that the
fees will be paid in full by the time your reservation season opens or by the time they are due January 1st.
Bonus Days may be reserved only five days or less
in advance. There is a two night minimum and a
three night maximum and the owner on the deed
must be present.
Occupancy restrictions for the units must be strictly
adhered to. The maximums are stated on your confirmation letter and cannot be exceeded.
Pets are not allowed anywhere on Beach Club property; including the parking lot, patios, etc.

Children under 13 are not allowed in the hot tub.
This is a safety issue and must be abided by.
Please explain and enforce this with the younger
members of your family so that we do not have to.

Rentals
Questions regarding rentals should be directed
to CPMC at 1-800-333-7335.
Please
remember to check the status of your unit if it is
listed for rent. While we do make every effort to
rent all units listed, sometimes they do not all
get rented. If your unit does not rent, there are
some options; but you must contact CPMC and
The Beach Club in advance. If you choose to
space bank your week, a 14 day minimum
notice prior to the start date of the week is
required. To change your week, at least 7 days
notice is required.
Please remember the
reservation and rental offices are closed on
Sundays. When considering listing a unit for
rent, remember that units are rented in the
order they are listed, first come, first serve.
Send in the rental agreement as soon as
possible.
Once listed, stay in contact with Cunningham
Property Management to monitor your unit’s
status. This is your responsibility; we are not
able to notify you regarding the status of your
rental.
Resales
We need Prime Season and two bedroom listings! We currently have no resale listings in
the Prime Season and very few two-bedroom
listings. In fact, we have a waiting list of interested buyers for two-bedrooms in the Prime
season. With the introduction of the Points option, the number of requests and prices of resales should increase. If you have thought
about selling your unit or have listed it unsuccessfully in the past, please contact us to get a
listing agreement sent to you. Listings are for
one year, then need to be re-listed to keep
your resort share on the market. Re-sales at
The Beach Club are handled by Rhonda and
Lorraine so please give them a call.
On the other hand, if you are interested in adding a week to your vacation time, the value of
our re-sales can’t be beat. The Beach Club
still owns a few one-bedroom, Preferred weeks
that came back through foreclosure action.
The Association is offering these units to current owners at a terrific price. Please contact
