These developments offer a large number of highly attractive real estate opportunities for national and international investors and project developers. In its role as owner, the Real Estate Management division today has responsibility for all the airport's real estate and buildings. The Real Estate division handles all project development work, land securing, asset and property management as well as commissioning all facilities management work. The division has responsibility for income and expenditure associated with all the real estate and facilities. With the completion of the new BER Airport, these additional infrastructure facilities will also gradually become the responsibility of the Real Estate Management division. Acting on behalf of the airport, the Real Estate Management division therefore represents a professional and service-orientated partner for investors and project developers. This brochure is intended to introduce the development areas directly adjacent to the new airport and offer an initial impression about how your investment at BER might Harald Siegle, Bereichsleiter Real Estate Management, Flughafen Berlin Brandenburg GmbH Harald Siegle, Vice President Real Estate Management, Flughafen Berlin Brandenburg GmbH look. The Flughafen Berlin Brandenburg GmbH (FBB) is the largest provider of land eligible for development directly at and in the vicinity of the new airport, with a total of around 2.9 km2 of land available (net building land). We do not wish to dispose of the land purely based on price or square meterage, an approach that would not be sustainable in economic terms. Rather, the Real Estate Management division has developed urban development profiles and individual schemes of use for the different areas outlined here that are derived from their specific location directly adjacent to the new airport. Our aim is to secure longterm development with associated added value for investors, the FBB and the site, as well as the region as a whole. To achieve this, we are seeking to engage in partnership-based dialogue with innovative developers, results-driven investors as well as users and companies from Germany and abroad. Impressive projects have already been completed here, but there is still ample space available for you to fulfil your own visions. You've come to the right place if you wish to invest in a location with the very best road, rail and air links and in one of the most attractive regions of Europe. We would be glad to support you in converting your ideas into a reality at Berlin Brandenburg Airport. Air freight has been processed at the BER Cargo Center since August 2013. Foto: Alexander Obst/Marion Schmieding 25 Millionen Passagiere flogen 2012 von und nach Berlin. 25 million passengers flew into and out of Berlin in 2012. An Exclusive Location for Global Players Serving over 25 million passengers per year, Berlin is the third largest airport location in Germany. In order to create the necessary capacity for the future, a new central airport, Berlin Brandenburg Willy Brandt (BER), is currently being built in southeast Berlin. Depending on passenger numbers, the airport may be expanded to accommodate up to 45 million passengers. BER is an airport in the heart of Europe with a strong focus on European point-topoint travel and selected long-haul flights. As an east-west hub, it creates new connections, making it particularly attractive to highly internationalised companies with a strong mobility factor. Economic Catalyst When it comes to traffic hubs, major airports are high-frequency locations. Every hour, many thousands of people from the most diverse nations and origins pass through them. This promotes communication and increases the visibility of the companies located within them. The environs of major airports, too, have a particular business dynamic. The variety of land use in an airport’s hinterland and the high business density provide countless opportunities. Short distances support the creation of customer and sales networks and facilitate direct dialogue with customers, vendors and project partners. In international business networks, airports are the interface between local and international markets, making them particularly suitable locations for internationally active companies. An exceptionally mobile workforce increases the knowledge base and innovative capabilities of airport regions – and thus of the companies operating in these regions. The Airport as Employer Over the past few years, the area around the airport (southeast Berlin) has experienced strong economic growth. The companies already located here have created numerous qualified jobs and contributed to the region’s sustainable growth. When the airport opens for business, more than 20,000 people will work directly for the airport, and creation of around 40,000 jobs is expected. This will make the airport the largest employer in the region. Companies with a pioneering spirit can become “early adopters”, reaping lasting profits from the location’s dynamics. 8 | Berlin Brandenburg Airport Willy Brandt Wirtschaftsstandort Berlin-Brandenburg The Berlin-Brandenburg Business Location Eine Metropolregion auf Wachstumskurs An Upwardly Mobile Metropolitan Region Ihr Investment am Flughafen Berlin Brandenburg ist ein Investment in einer der dynamischsten Wirtschaftsregionen Europas. Your investment in the Berlin Brandenburg Airport business location is an investment in one of the most dynamic economic regions in Europe. As the political nucleus of the economically strongest and most populous EU member state, Berlin is an internationally significant address for political, business and association representatives. Optimum Conditions Its excellent infrastructure, large pool of qualified potential employees and unique science and research landscape make the capital and its surroundings the ideal location. High productivity, low labour costs, and a variety of funding sources combined with low tax rates are additional benefits. A Multifaceted Magnet The capital’s economic structure is diverse and characterised by traditional industrial companies, a strong SME sector and a dynamic service industry, as well as by innovative high-tech companies and startups. Berlin is also considered a significant focus for creative industries and an important media location. Both tourism and the population are increasing, while the high demand for housing is creating dynamic growth in the residential sector. Airport Region on the Upswing The Berlin Brandenburg Airport’s environs include southern Berlin and the two administrative districts of Dahme-Spreewald and Teltow-Fläming. These districts, with a total of around 320,000 inhabitants, are among the most interesting business locations in Brandenburg, boasting comparatively low unemployment rates and a high standard of living. Teltow-Fläming is one of the most significant locations in the German aerospace industry and leads the field in automotive engineering and biotechnology. Particular mention must be made here of the Biotechnology Park in Luckenwalde, one of the most modern facilities of its kind in Germany, while famous names like Rolls-Royce Aerospace, MTU, MercedesBenz and various biotechnology companies shape the region’s business landscape. Numerous new companies, in particular in the logistics industry, have also sprung up. The region’s 53 industrial estates and business parks are home to around 800 companies and provide approximately 23,000 jobs. In the Dahme-Spreewald district, around 55,000 people work in approximately 7,000 companies, predominantly SMEs. Both districts provide outstanding opportunities for companies of all sizes, as well as a varied job market for young people and excellent chances for promotion. Your Direct Route to the Air Traffic Growth Market The airport is the sole provider of real estate locations with direct access to the flight operation areas, and offers investors excellent opportunities to participate directly in the dynamic air traffic growth market. Its portfolio includes exclusive, high-traffic sites right at the terminal (where daily traveller numbers can reach over 74,000), maximum centrality, and direct access to major modes of transport. At the same time, the airport provides an unmatched range of coordination and support services to assist investors in realising their projects. Prime Investment Location The FBB is developing BER into a highvalue, holistic location with sustainable prospects for the future. It is the largest provider of qualified business locations within the airport’s immediate environs on the Berlin and Brandenburg sides. Its broad portfolio currently comprises a total of ten development areas, which are located both within the airport grounds and outside the security fence. Suitable plots are offered for user groups in almost all industries, including office, hotel, leisure, meetings and conferences, trade, logistics and light manufacturing, as well as airport-specific services. Project developers and investors recognised the potential and opportunities in the location early on and have already achieved significant project volumes. These are laying the foundations for the development of the location, which has begun even before the new airport opens for business. This development will take time, courage and a large number of innovative business ideas. We envision a communal process, one which will be lent momentum by passion and commitment. We are therefore seeking ongoing dialogue with developers, investors, users and companies from both within Germany and abroad. These naturally landscaped areas of the development are particularly suitable for education and training institutions as well as leisure and recreation concepts. The new development at the entrance to the airport site boasts one of the best, most convenient locations and is highly visible both from the ground and from the air. Other distinguishing features are the clear alignment with the new airport and the appealing design. Landmark elements, the campus-style structure and two striking 15-storey buildings distinguish this unrivalled location. Pleasant open-air spaces and park-like recreation areas offer an inspiring environment for working and a wonderful spot for relaxing during short stop-overs at the new airport. The core area of the development is intended for classic uses such as offices and hotels. The striking towers are ideal as company headquarters or main offices. Planning competition A two-stage planning competition was held in conjunction with the town of Schoenefeld. The aim was to have an overall plan for this prominent location. The winning design by the Berlin-based architects Hemprich Tophof is the basis for the planning permit for the site. Realisation of the concept The decision to issue a development plan was passed by the local authority in January 2012. In August 2012, an initial draft of the development plan was presented to the public, pointing the way for the planning permission basics to be available as early as 2013 for kicking off the investment measures. This area is characterised by its highly favourable location within sight of the A 113, access to the apron and the excellent links to local transport infrastructure. The area is within walking distance of Schönefeld station and is directly linked to the A 113. There is also direct access to the new terminal via the airport perimeter road. The government airport quarter The new government airport with the federal government protocol service, a reception building for state visitors and the special air mission service facilities will be built to the southwest of the existing terminals. The Business Aviation Area and airport-related uses The current general aviation facilities are to be relocated by 2020 to make way for the expansion of the airport infrastructure. It is planned to move Business Aviation to the north to Ramp 3. A variety of preliminary examinations have been carried out to check the feasibility of this plan. In the eastern section of the area on the airside plots will be developed for maintenance facilities and hangars as well as sites on the landside for additional services, suppliers, workshops and airport infrastructure facilities. The area is characterised by a wave-shaped relief pervading the Mark landscape as far as Airport City. Midfield Expo Gardens is the ideal location for national or international businesses that want to fly a flag for their company at Germany’s new capital airport. Individual development structure Initial concept considerations by the architects at GRAFT play with the contrasts between city and country / Berlin and Brandenburg, and form a development with its very own character. The northern development area is characterised by spot distribution of stand-alone buildings, embedded in a spacious park landscape. Individually-designed buildings accommodate representative facilities such as commercial representatives or company/national agencies. A direct contrast is created in the form of the southern development with its higher and formal stringency and more pronounced urban density. The horizontal structure can be varied by vertical highlights at regular intervals. The concept of a "city balcony" along the thoroughfare to the new city airport could form the backbone of this quarter while linking it to Airport City and the terminal. A location with a wealth of advantages The Midfield Expo Gardens development not only benefits from its prominent location, it is also conveniently close to the new terminal and all central facilities at the new airport. The national motorway network and a dedicated exit mean that it is easy and fast to get to. Midfield Expo Gardens Showcase your company in the very best location The Midfield Expo Gardens development is being built on both sides of the central access road to the new airport. The close proximity to the airport, the high visibility of the buildings and the first-rate address are the factors that will ensure that this development, which is attractively joined to a landscaped park, will become one of the most sought-after addresses at the new airport. → Zahlen und Fakten Facts and Figures • Nettobauland | Net building land: around 16 hectares • Gebäudehöhe | Building height: 5 storeys, max. 21 metres • Bruttogeschossfläche | Gross floor area: 360,000 m2 • Baufeldgrößen | Plot sizes: variable, from 5,000 m2 → Nutzungsmix Potential uses • Büronutzungen | Offices • Hochwertige Dienstleistungen | Premium services • Repräsentanzen | Representative offices • Ausstellungsräume | Showrooms Visualisierung: GRAFT 34 | Berlin Brandenburg Airport Willy Brandt 01 01Das Motiv Berlin wird im südlichen 03Durch die Architekten GRAFT wurde 02Nördlich wird die bereits etablierte 04Durch eine begrünte Fußgängerbrü- Bereich des Quartiers abgebildet.
