Effective immediately the community of Pommersfelden is offering fully
developed commercial sites with an overall surface area of 30 acres.
In construction phase I of the industrial zone Limbach there are still
currently about 2 acres and in construction phase IIabout 17 acres
available.
The price amounts to € 107,25 / acre including development costs.
The community of Pommersfelden lies within the metropolitan region of
Nuremberg in a very favorable location with regard to traffic and has at
present just under 3,000 inhabitants. Federal freeway A 3 Wuerzburg Nuremberg runs south of Pommersfelden. The freeway exit is directly
next to our industrial zone Limbach. Access to federal highway B 505

The nearest large urban centers are Nuremberg (25 mi. away), Erlangen (12 mi. away) and Bamberg (10 mi.
away). The Nuremberg airport is about 22 mi. away. The city of Hoechstadt a.d. Aisch is 4 mi. away and lies
directly on federal highway B 470 - the regional development axis Forchheim/Erlangen/Hoechstadt/Neustadt
a.d. Aisch.
According to the predictions for the future of the State Statistics Office we will experience - as far as the
development of our population structure is concerned - a development opposite to that which is forecast for
Bavaria in general for the coming 10 to 15 years. Whereas in Bavaria a basic stagnation or population decline
is to be expected, the metropolitan region of Nuremberg will continue to benefit and register further population
growth. The community of Pommersfelden in the administrative district of Bamberg with its excellent traffic
connections will also profit from this development. This has been demonstrated by the development of our
community during the last five years. Our newly designated industrial zone has been well accepted by
companies in search of a place to settle and this has led to the doubling of the trade tax revenues in our
community in the last two years. Alone in the last five years we achieved a population growth of around 300
residents because we are a site in demand due to our good traffic-related location and the creation of new
jobs in the surrounding area.
Considering all these positive developments we can offer our commercial real estate at reasonable prices.
