Nur 2,5 Kilometer Luftlinie von der Wiener Innenstadt entfernt, entsteht mit dem Hauptbahnhof Wien ein neuer zentraler Knotenpunkt im transeuropäischen Schienennetz. Der Hauptbahnhof ist weit mehr als ein topmoderner Durchgangsbahnhof. Rund um die Verkehrsstation entsteht derzeit auf einem 59 Hektar großen ehemaligen ÖBB-Areal (früherer Süd- und Ostbahnhof) ein ganz neuer Stadtteil mit ausgewogenem Nutzungsmix. Insgesamt werden rund 5.000 Wohnungen für 13.000 Menschen, Büros für 20.000 Arbeitsplätze sowie Hotels, Handels-, Dienstleistungs- und Gastronomiebetriebe realisiert. Das Stadtentwicklungsgebiet liegt zwischen Wiedner Gürtel im Norden, Arsenalstraße im Osten und Sonnwendgasse/Gudrunstraße im Süden und Westen. Im Süden des Areals wird vor allem ein attraktives Wohnviertel rund um einen 8 Hektar großen Park realisiert. Unmittelbar am Park wurden bereits im Sommer 2013 die ersten Wohnungen bezogen. Für die soziale Infrastruktur im neuen Stadtteil sorgt ein Schulcampus mit Kindergarten, welcher 2014 fertiggestellt wurde. Am südlichen Vorplatz des Bahnhofs wurde die ÖBBKonzernzentrale für rund 1.700 ÖBB-MitarbeiterInnen errichtet. Direkt im Bahnhofsgebäude entstand ein Handels- und Dienstleistungszentrum mit rund 20.000 m² Fläche und rund 90 Shops. Mit einem standortgerechten Branchenmix ergibt sich damit die optimale Nahversorgung für die ÖBB-Reisenden sowie die BewohnerInnen des gesamten neuen Einzugsgebiets. Für den 11 Hektar großen südöstlichen Teil des Stadtentwicklungsgebietes wurde im Jahr 2012 im Rahmen eines kooperativen Verfahrens ein neues städtebauliches Leitbild entwickelt. Ziel war es, die städtebauliche Situation des Quartier „Leben am Helmut Zilk Park“ zu optimieren und einen verstärkten Fokus auf kleinteilige Strukturen zu legen. Ab 2016 soll hier ein lebhaftes Quartier mit Wohnungen, Büros, Geschäften, Gastronomie, Nahversorgung, Beratungs- und Sozialeinrichtungen entstehen. Es wird vom Individualverkehr weitgehend durchfahrtsfrei sein und Freiräume mit hoher Aufenthaltsqualität bieten. 2015 startete ÖBB-Immobilien mit der Verwertung der Baufelder. In only 2.5 kilometers distance from Vienna’s Inner City, a new central hub in the trans-European railway network arises. The main station is much more than a state-of-the-art through station. Surrounding the railway station, an entirely new city district with balanced alternatives for use arises on 59 hectares of the former ÖBB property (former South and East Railway Stations). In total, there are 5,000 residences for about 13,000 people and office space for 20,000 jobs, as well as hotels, commercial and service space and restaurant areas emerging. The city district development area is located between Wiedner Gürtel on the north side, Arsenalstrasse on the east and Sonnwendgasse/Gudrunstraße on the south and west side. In the southern parts of the area, there will be an appealing residential quarter surrounding an 8-hectares large park. Immediately adjacent to the park, the first residences were already occupied in the summer of 2013. Social infrastructure in the new city district is provided by a school campus, including kindergarten, which was completed in 2014. At the south-facing forecourt of the railway station, the new ÖBB headquarters, providing space for 1,700 ÖBB-employees, was built. Directly within the railway station building, a commercial and service center with an area of approximately 20,000 square meters and 90 shops was created. This will deliver optimal local supply for ÖBB travelers, as well as residents of the entire new sphere of influence. For the 11-hectares large area in the south-eastern part of the city district development area, a new principal for urban planning was developed in 2012, following a cooperative process. The objective was to optimize the urban planning situation of the quarter “Living at Helmut Zilk Park” and to emphasize focus on small structures. Starting in 2016, a vibrant quarter with residences, offices, shops, restaurants, local supply, consulting and social facilities will arise. It will largely be free of through-roads for individual transportation, and it will offer free spaces for high-quality dwell time.
