The Beach Club is in the process of affiliating
with Interval International (II). This, in addition
to our current affiliation with Resort
Condominiums International (RCI), will give
owners even more choices when exchanging
their weeks. It may also save you money. In
the past, if you owned at another resort with II
affiliation, you would have had to belong to
both RCI and II to exchange both weeks.
With dual affiliation, you can exchange your
Beach Club week with either. Or, if you
exchange a lot, you may want to have
membership in both for a greater selection of
resorts. More information will be forthcoming
as it is available.
Letter from Your Board
Dear Fellow Owners,
I encourage every owner to become
personally acquainted with members of the
Board whenever possible, and also consider
serving a term on the Board yourself. Yes, it
is a lot of work (unpaid) and it will take you
away from your families for extended
weekends, and yes, you will use some
vacation days from your job to sit in all day
Board meetings on Friday and Saturday, but
someone has to do it. Perhaps it is time for
you to make a contribution of your time to The
Beach Club.
We have completed phase one of the
concrete restoration project and are very
happy with the results. Along with replacing
the balconies we have taken the opportunity
to replace refrigerators, stoves, and
dishwashers for new ones. You will also
notice the new carpet and tile.
These
improvements have added a great deal to our
enjoyment of our stay at The Beach Club.
The resort is able to retain its Gold Crown
status only because of the commitment of all
of us owners to maintain the quality that
originally earned us the Gold Crown status.
On a personal note, I learned the value of the
Gold Crown status a year ago September
when I exchanged my week through RCI for a
week in a fabulous Gold Crown resort in the
south of Portugal. If we had allowed the
resort to deteriorate and consequently lost our
Gold Crown designation, I would not have
been allowed to exchange into that beautiful
luxury resort. I am proud to be an owner in a
resort where the owners are not “penny wise
and pound foolish.”
Please remember that we will be beginning
the second phase of the restoration this fall.
Also, don’t forget the second half of the
special assessment will be due January 1,
2003 and thank you to all that have promptly
paid the first half. We are all owners and
most of us are making this payment(s) out of
an already tight budget. Be that as is may, it
is an obligation and fact of ownership that
property needs to be maintained to retain its
value. Our resort is right on the ocean, and
sea air is highly corrosive!
Fortunately,
technology has improved greatly in the field of
protective coatings and additives that extend
the life of exposed balconies and walkways.
We have used state of the art materials in the
concrete restoration adding decades of useful
life onto the method used in the original
construction. The work was under constant
supervision from outside engineers and from
in-house personnel. Certainly it is expensive.
But we received value for our money and we
have enhanced the value of our property.
Over the years of my ownership in The Beach
Club I have enjoyed meeting my fellow
owners and having the opportunity to know
the fine people who share this resort. I
introduce myself as often as I can without
being a bother—but you don’t have to wait for
me to—if you see me, please come over and
say hello!
Nominating Committee Notes
As you know, every year we hold an election
for the Board of Directors. This year there will
be two openings to the Board of Directors as
Ann Hendricks and Fran Oliveira will be up for
re-election. A nominating form has been
designed and approved for use by owners
interested in running for the Board of
Directors. In doing so, the process remains
consistent and equitable to all.
We welcome and encourage any interested
owners to apply for these positions. Please
contact The Beach Club to receive a
nomination form if you might be interested in
running for the Board.
Your Board of
Directors serve to accommodate the
ownership base, and as such work toward
assuring the physical plant, maintaining the
amenities, and at the same time managing the
cost factor.
Completed forms must be
received at the resort no later than October 1,
2002 to be included in the annual mail-out for
2003 elections.

Reservations—2003
We came across an old “Beach Views”
newsletter the other day, dated October 1987.
The first section was titled “A Reminder to
Reserve Early” and went on to remind owners
about the need to reserve early. Here we are
fifteen years later and we’re still reminding
owners that reservation requests are filled on a
first come first serve basis and to reserve early.
There are only a very few units left in both Prime
and Preferred Season. The only Preferred
Season weeks that are left are during the
construction period and have previously been
banked with RCI and the bankings assigned to
owners. Since RCI is not sending exchanges for
these weeks due to the construction, they can
be used by owners, but not banked or listed for
rent. If you have not reserved your week for
2002 call now before everything is assigned.
The Nights of Lights Celebration takes place in
St. Augustine from about mid-November through
January and is a wonder to see. Even with the
construction going on, that time of years is a
great time to schedule a vacation at The Beach
Club. With so much going on in the old city and
uncrowded beaches at your door step you won’t
be spending much time in your unit anyway.

It’s time for Preferred owners to start making
their requests for 2003. The above form can be
used to mail in your payment of estimated fees
and request. The fees are estimated until the
budget is approved in December and do not
include the second half of the special
assessment. Preferred reservations for 2003
open July 1 and Prime reservations open
October 1. The seasonal upgrade program will
be available for 2003 but not until September 1,
2002 for Prime to Preferred trades and
February 1, 2003 for Preferred to Prime trades.
Again, the seasonal upgrade program is
designed to let Preferred Season owners use
weeks in the Prime Season for their own use,
every fourth year. The cost is $75.00. Prime
owners can also request weeks in the Preferred
Season under the same guidelines but at no
extra cost. For more information please call

The tentative schedule for the second phase of
concrete restoration has the resort under
construction through April 13, 2003. With work
scheduled on both buildings, there will be a
period of time, most likely during January and
February, that all units will be inaccessible.
Please keep this in mind when making your
2003 reservation requests. We should have a
more permanent schedule in place by July 1st.
If you would like to come either of these
months, please contact the resort for more
information and to be placed on a wait list for
possible available units.

Resales
Due to the extent of the second phase of the
concrete restoration project at The Beach
Club, Cunningham Property Management,
Corp. will be unable to accept rental
agreements for that period. The resort
expects to be under construction from
October 27, 2002 (week 43) through April
13, 2003 (week 14). If the project dates
change, we will be happy to accept
agreements for weeks not in the
construction period.
It’s always a good time to purchase another
week at The Beach Club, but now is a great
time! We have a group of units coming back
through foreclosure action. These units are
discounted to current owners at 15% off the
resale prices. Please contact us if you are
interested in picking up another week at a
great price.
We have very few resale listings for Prime
Season and Two bedroom units. If you have
thought about selling your unit or have listed
it unsuccessfully in the past, please contact
us to get a listing agreement sent to you.
Listings are good for one year, then need to
be re-listed to keep your resort share on the
market. Re-sales at The Beach Club are
now being handled by Rhonda and Lorraine
so please give them a call.
Questions regarding
rentals should be
directed to CPMC at 800-333-7335. Please
remember to check the status of your unit if
it is listed for rent. Also, when considering
listing your unit for rent, realize that units are
rented in the order they are listed so send in
the rental agreement as soon as possible.
