A cidade de Philadelphia, Estados Unidos
Filadélfia é a cidade mais populosa do estado norte-americano da
Pensilvânia, sendo a única cidade do condado homônimo e, portanto,
sua sede. Com uma população de mais de 1,5 milhões de habitantes é a
quinta cidade mais populosa dos Estados Unidos, enquanto que a sua
região metropolitana possui pouco mais de 6,3 milhões de habitantes .
Desta forma, ela é a segunda maior cidade da costa atlântica dos
Estados Unidos, superada apenas por Nova Iorque. É a quarta cidade
mais densamente povoada da Pensilvânia.
Uma das mais antigas cidades norte-americanas, e outrora a segunda
maior cidade do Império Britânico (sendo menor apenas que a capital
Londres), Filadélfia desempenha papel de grande importância desde a
época das Treze Colônias e os primeiros anos da independência dos
Estados Unidos. Grande parte desta proeminência deve-se à ação de
Benjamin Franklin, habitante da cidade e de quem partiram muitas
ideias que, germinadas, ocasionaram a Revolução Americana e a
subsequente independência do país. Como maior cidade e centro
geográfico e social das colônias, a cidade sediou o Primeiro Congresso
Continental, e, após a declaração de independência em 4 de julho, seria
capital do país em outras quatro ocasiões, sendo a última vez entre 6 de Liberty Bell , Philadelphia, PA
dezembro de 1790 e 14 de maio de 1800, quando a sede do governo foi
transferida para a então recém-construída cidade de Washington.

Bairro PASEO VERDE, PHILADELPHIA, PA : 1o BAIRRO SUSTENTÁVEL NÍVEL PLATINUM DOS EUA
Paseo Verde da Filadélfia é o primeiro bairro sustentável a ser certificado LEED Neighborhood Platinum dos EUA. O
empreendimento foi desenvolvido em parceria pelas empresas Rosa Jonathan e APM, tendo sido projetado por WRT
Wallace Roberts & Todd e MaGrann Associates led by Jon Jensen. A comunidade está próxima a Universidade Temple
e oferece qualidade urbana aos moradores de baixa renda com acesso a transporte público, serviços básicos,
comércio e residências multifamiliares com diferentes tipologias de tamanho e distintas classes sociais, estimulando
uma comunidade diversificada.
Paseo Verde consiste em 120 moradias de tipologia “town home” e edifícios multifamiliares de interesse social e
mercado popular de quatro andares com apartamentos de 1 a 3 dormitórios com comércio e serviços nos andares
térreos e apresenta arquitetura contemporânea com revestimentos coloridos em painéis de fibrocimento e tijolo
exposto. Telhados verdes espaçosos, intermeiam-se entre os volumes de apartamentos e proporcionam um espaço
de lazer ao ar livre para os residentes. Acima do nível dos telhados verdes, um corredor conecta os edifícios e ao
mesmo tempo isola acusticamente as unidades residenciais. e isola as unidades que vivem dos sons dos comboios

complex, and shelters the entrance to APM's offices.
Except for its brick base and zinc-covered corner

LEED SCHOOL PLATINUM : Kensington High School for the Creative and Performing Arts , Philadelphia, PA

Youth United for Change, a teenage activist group in this distressed urban
neighborhood, was instrumental in charging the School District of
Philadelphia (SDP) to create a smaller high school that would encourage
students to graduate rather than drop out with little hope for the future.
Coupled with this request was their desire for “a green school” that would
provide a bright, healthy learning environment, in contrast to their home
living conditions.
The site posed many challenges. Extremely long and narrow, it was bordered
by a noisy elevated transit line. The property was also viewed by surrounding
neighbors as a DMZ between two disparate communities and a haven for
homeless people, drug dealers and wild dogs. How could we make a blighted,
toxic lot into something positive?
From the beginning, the Design Team concentrated on making the building
as transparent and inviting as possible. Views in would hopefully entice local
families to send their children here and admire their accomplishments. Views
out give students a positive focus on urban agriculture, green roofs and
mural art. With a gesture of good faith, SDP did not fence the site in - which
encourages community use and pride in this new facility and “park.”

Projetado para a certificação LEED Prata, o complexo “Mitchell e Hilarie Morgan – Morgan Hall “ é um projecto
essencial na transformação da universidade em um campus sustentável que prioriza o pedestre e o engajamentos
dos estudantes na comunidade acadêmica e cultural local. Algumas ações sustentáveis são: redução de energia, tais
como o uso de controles de iluminação e instalação de low-e vidro calcinado; aproveitamento da água da chuva para
irrigação e descarga em banheiros públicos e, o uso de materiais de qualidade de baixo COV compostos orgânicos
voláteis. O complexo abriga 1.275 alunos e inclui 5.000 m² de praças de alimentação, áreas de lazer e refeitórios.

Philadelphia is a city of neighborhoods, each with its own distinct culture, traditions, and community pride. Visit the
Northern Liberties and Kensington neighborhoods, which feature an award-winning LEED-Platinum Kensington High
School for the Creative and Performing Arts, innovative LEED Platinum and Passive House residences, thriving
community groups and even a sustainable Brewery that makes Revolutionary Ales from historic recipes. While this
neighborhood is just a 30 minute walk from Center City, or 10 minutes by train or bike, it’s an entirely different
experience of what Philadelphia has to offer, and it’s a great story of neighborhood revitalization spurred on by smart
development, sustainable practices, and community building.

PENN LAW´S GOLKIN HALL, LEED GOLD, PENNSYLVANIA UNIVERSITY
The University of Pennsylvania is a top-tier institution founded by Benjamin Franklin. It is now the region’s largest
employer, and a major force in the University City District. Penn is also one of the region's largest users of energy and
resources. This trolley/walking tour will demonstrate how planners are reducing the University’s environmental impact
and operating costs while inspiring sustainably-minded students. Strategic stewardship has transformed brownfield
sites into playing fields, renovated historic structures into state-of-art learning centers and revitalized the surrounding
community with safe streets. Green cleaning, stormwater management, chilled beams, healthy interiors and worldclass design complement the fabric of this 302-acre urban campus. Golkin Hall, the Wharton School addition, the
Music School renovation and Shoemaker Green are just a few of the LEED projects that will be viewed on the walking
tour of this venerable Ivy League school of 24,725 students.

The 40,000 square foot building, which formally opened in
April 2012, is part of a recently completed top-to-bottom
renovation of the Law School’s physical plant.
Dedicated in 2012, Golkin Hall serves as Penn Law’s main
entrance and completes its vision for the finest urban law
school campus in America. With its offices, classrooms,
auditorium, state-of-the art courtroom and many gathering
places, this new addition provides the Law School with another
signature space that encourages easy interaction and
collaboration among students, faculty, and staff.

To advocate for the University of Pennsylvania’s campus-wide greening
efforts by identifying and implementing substantive reductions in the
environmental impact of the Wharton community that demonstrate
leadership and sustainability on behalf of our students, faculty and
staff.
What We Do
The Sustainability Program, run by Wharton Operations, works to
identify and implement actions that reduce Wharton’s environmental
footprint and promote sustainable behavior among our stakeholders.
These activities include:
Working with consultants and Penn’s Facilities and Real Estate
Services group to identify HVAC, lighting and commissioning-related
projects that reduce our complex-wide energy use and increase our
use of clean, renewable energy

MUSIC BUILDING
When the Music Building was renovated in 2010, it was
originally designed to meet LEED Silver requirements, but it
exceeded these targets with efficient lighting, occupancy
sensors, controls and mechanical and plumbing systems,
passive storm water management techniques, reduced site
water use with selection of drought resistant plant species
and “smart” controls that adjust irrigation based on rainfall
levels. Also noted, when it was certified LEED Gold, were
the project’s recycling or salvaging 95 percent of
construction waste, its use of recycled and regionally
produced construction materials such as steel and
concrete, its interior finishes and Greenguard-labeled
furnishings made with sustainable and recycled materials
as well as the ongoing use of “green” housekeeping
methods and cleaning products. The exterior facade
includes louvered sun shades, reducing heat loads. The
project was designed by Ann Beha, Architects .

expansion area. Specific recommendations include: a long-term plan for climate neutrality; high-performance buildings to reduce energy consumption; smart

The Philadelphia Navy Yard is Repurposed
Visit The Navy Yard, originally America's first naval shipyard, now reemerged as one of the region's most important
centers of employment, attracting new businesses and investment to Philadelphia. Today, The Navy Yard is a
dynamic, urban 1,200-acre business campus with more than 10,000 employees occupying over 6.5 million square
feet of office, industrial/manufacturing, and R&D space. Since the base closure in 1995, over $1 billion of public and
private funds have been invested into the campus. In early 2013, the Philadelphia Industrial Development
Corporation (PIDC) updated The Navy Yard's Real Estate Master Plan and created a community-wide Energy Master
Plan to accommodate the continuing investment and job growth, providing the roadmap for future development.
This tour features a range of sustainable development, including: the Corporate Center, developed by Liberty Property
Trust/Synterra Partners, which houses five LEED® buildings ranging from LEED certified to GlaxoSmithKline’s double
LEED Platinum headquarters; the Historic Core with renovated historic buildings like Urban Outfitters, Inc.’s awardwinning corporate campus; the U.S. Department of Energy’s Energy Efficient Buildings (EEB) Hub; and highlights
include innovative stormwater management initiatives, open park space, and the unregulated energy grid.

The Challenge
These buildings were renovated and placed in service as
affordable housing in 1992. The original developer
mismanaged the project and upon expiration of the initial
compliance period, 1260 was asked to manage the property
to facilitate its preservation and redevelopment. At that time,
a large number of units were vacant and even more were in
disrepair. Although 1260 worked to repair the units, the
project was in poor physical condition and at risk of being
lost as an affordable housing resource without substantial
rehabilitation and recapitalization.

The Solution
Thanks to an allocation of Low Income Housing Tax Credits
from PHFA, these 32 units of affordable housing will be
preserved. The equity generated by the tax credits will fund a
major rehabilitation of the project along with the addition of
a common room, laundry facility, management office and
additional handicap accessible units. The area surrounding
the development is the focus of numerous communityplanning and redevelopment efforts, and this project will
create a tangible symbol of community revitalization.

The Challenge
These 40 units of affordable family housing were
originally renovated over 20 years ago by National
Temple, LP III. After years of mismanagement and
neglect, the buildings had become an eyesore and
source of neighborhood problems. At the request
of the equity investor, 1260 stepped to stabilize
operations and preserve long-term affordability of
the project.
The Solution
The restoration of these 29 certified historic
townhomes is a part of a larger plan to revitalize
this North Philadelphia neighborhood. As a
certified LEED® Platinum project, the sustainable
design features of this project directly impact the
sustainability of the surrounding community. Not
only do the native vegetation and run-off swales
reduce flooding and add natural beauty to the
environment, but the energy savings the tenants
realize in their energy-efficient units (with extra
insulation, Energy-Star appliances, and highefficiency plumbing) will allow for more
discretionary income to be spent in the
community. In addition, the no-VOC interiors and
extra day-lighting provide immeasurable health
benefits to the residents and their children.
