Full Description
Fabulous smallholding with charming granite stone house and gorgeous views in total privacy.
As far as smallholdings go, the Quinta da Ribeira has it all! There are large open fields for
grazing, one of which borders a stream for 300 meters.
An extensive vineyard produces an approximate annual grape harvest of 2,250 kg of grapes
making on average 1,500 liters of juice or wine. The grapes are mostly red with around 300
kg of white. We can supply a local expert for vine and tree pruning at a cost of 50 Euros per
day (who would be happy to teach you how to do it yourself). This particular vineyard would
take about a day and half to prune. He also does all sorts of tractor work, e.g. land clearing,
grass cutting, rotorvating and ploughing etc at a rate of 28 Euros an hour.
There are around 100 old olive trees, mainly of the Portuguese Galega variety; the average
harvest produces some 200 liters of the best extra virgin olive oil. The olives only need to be
picked and then taken to the local press where you leave your olives and pick up your oil
some hours later.
The property has an abundance of all sorts of fruit trees including a cherry orchard and
countless orange and tangerine trees of mixed varieties.
There is plenty of spring water on the smallholding for drinking and for irrigation coming
from 4 spring sources, one of which is piped to outside the house.
The house is made of granite stone with a little patio area to the front and an old stone
baking oven to the rear.
The overall construction area is 114.73 m²; there is also a barn and storage area. The actual
building is completely solid though it does need completely renovating inside. Electricity and
a phone line are connected, there is full 3G mobile phone signal and it is possible to connect
to mains sewerage.
The Quinta is set within absolutely beautiful scenery, and it's completely peaceful and
private. The land is very fertile and everything grows in organic abundance helped by the
regions favourable micro climate. After leaving the tarmac lane the access is a slightly rough
500 m dirt track. A 4x4 isn't necessary but something a bit higher off the ground than the
usual town car would be advisable.
It's a 2.5 km journey into the very picturesque granite and cobbled village of Alpedrinha
where there are bar/cafes, restaurants, B&B, post office, bank, small shops, petrol station,
school etc, and it's a 15 minute drive into the town of Fundão. This really is a fabulous
smallholding!!!
