above all the other properties in the area,
having been built at a majestic height.
The members of the owner family had
finished the house´s construction in 2006
with the purpose of using the property
themselves. But in the end they only used it
sporadically. Now the future purchaser has
the privilege of enjoying the “dramatic
sunrises”, highlighted in the MJC Associates'
advertisement.
The
straightforward
architecture mingles with the meditative
atmosphere. It's not by chance that the
building carries the word “Zen” in its name, a
homage to Zen Buddhism. Symbols of Far
East culture are subtle proof of that almost
everywhere in the house. There are Lucky
Bamboo spirals in the basement, white cloths
with Japanese letters at the wall behind the
master bedroom, Buddhist figures on the
ground floor (indoors and outdoors), and
vessels with wooden sticks in the bathrooms.
Thanks to oil lamps with open flames, the
indoor and outdoor ambience can became
ceremonial.
The entire furnishings to equip “Zen Vida”
were produced to order and are included in
the total price. Beds and tables are made of
massive pieces of wood imported from the
US and from South America. The floors are
partly made of wood and marble. On the

terrace, astonishing Brazilian “Masaranduba”
wood is employed - twice as hard as teak.
Altogether 100 tons of granite, stone and
marble and tropical wood were used.
The furnishings do not seem overly
commanding at first sight. The attention is on
a pure, classic style and at a second glance,
one realises that the highest quality
standards for materials prevail. Door and
window levers have even been designed by
Sir Norman Foster, the architect responsible
for London´s Millennium Bridge, amongst

Steinmauern schaffen im Innenhof eine

sprießen Orangen- und Zitronenbäume. Auf
die Terrasse findet man über einen
verschlungenen
Treppen-Pfad
mit
Steinmauern, der um das Kerngebäude
gewickelt ist. Im Bereich um den
Swimmingpool, der direkt am Abhang
angelegt ist, wird man sich der Exklusivität
dieses Ortes voll bewusst. “Zen Vida” thront in
majestätischer Höhe über den anderen
Anwesen in der Talsenke.
Die Besitzer-Familie hatte das Anwesen 2006
errichtet, um es selbst zu bewohnen. Doch
sie nutzte die Villa nur sporadisch. Nun kann
ein
neuer
Besitzer
“dramatische
Sonnenaufgänge”, mit denen die Broschüre
der verantwortlichen Immobilienfirma MJC
Associates wirbt, und eine romantische
Dämmerung über dem Lichtermeer Palmas
erleben. Die schnörkellose Klarheit der
Architektur mischt sich mit meditativer
Atmosphäre. Nicht umsonst trägt das
Gebäude das Wort „Zen“ in Anlehnung an
den Zen-Buddhismus im Namen. Symboliken
fernöstlicher Kultur bekräftigen dies an
mehreren Stellen im Interieur. Es finden sich
Lucky-Bamboo-Spiralen im Tiefparterre,
Tücher mit japanischen Schriftzeichen über
dem
Bett im
Haupt-Schlafzimmer,
buddhistische Figuren im Erdgeschoss sowie
Gefäße mit aufgefächerten Holzstäben. Dank
Öl-Lampen mit offenem Feuer wird im Innenund Außenbereich ein bisweilen feierliches
Ambiente erzeugt.
Das gesamte Mobiliar wurde im Auftrag
eigens für die Einrichtung “Zen Vidas”
hergestellt und ist im Kaufpreis inbegriffen.
Betten und Tische sind aus Massiv-Holz
gefertigt, das eigens aus den USA und
Südamerika geliefert wurde. Die Böden sind
teilweise aus Holz und Marmor. Auf der
Terrasse
kommt
brasilianisches
„Masaranduba“-Holz, das doppelt so hart ist
wie Teak, zur Anwendung. 100 Tonnen
Granit, Stein und Marmor sowieTropenhölzer
wurden insgesamt benötigt.
Die Optik der Einrichtung wirkt auf den ersten
Blick nicht imposant. Aber bei genauem
Hinsehen wird klar, dass hier höchste
Qualitäts-Standards gerade gut genug sind.
Tür- und Fenstergriffe wurden von keinem
Geringeren als Sir Norman Foster entworfen dem Architekten, der dem Reichstag in Berlin
die Kuppel aufsetzte. Im Obergeschoss steht
eine klassische, weiße Leder-Sitzgarnitur von
Natuzzi. Im Parterre und an vielen anderen
Stellen des Hauses stößt man auf Sessel,
Stühle und Sofas weiterer PremiumHersteller wie Züeco und Blum.
Die Villa verfügt über drei Etagen mit

insgesamt 800 Quadratmetern Wohnfläche.
Dazu gehören fünf Schlafzimmer und sechs
Badezimmer. Der Hauseingang im Patio
mündet in eine voluminöse Halle, die im
oberen Stockwerk von einer Galerie gesäumt
wird. Dort befindet sich neben den beiden
Mastersuiten ein außergewöhnliches Büro
mit technischerVollausstattung, von dem aus
ein Unternehmer die Geschicke seiner Firma
bequem leiten kann.
Die lang gezogene Terrasse des ersten Stocks
hat über 150 Quadratmeter Fläche und
Geländer aus Sicherheitsglas.
Das
Tiefparterre beherbergt die Räumlichkeiten
für Gäste. Das Souterrain bietet direkten
Zugang zur Haupt-Terrasse und zum
Swimmingpool. Das Anwesen verfügt über
eine separate Wohnung für Hausbedienstete
(mit eigenem Parkplatz) sowie zwei Garagen

mit insgesamt fünf Stellplätzen.
Obwohl mit Understatement platziert und
manchmal erst auf den zweiten Blick
sichtbar, ist “Zen Vida” vollgepackt mit
Technik. Die elektrischen Systeme stammen

other projects. On the first floor, white leather
chairs of luxury manufacturer Natuzzi are
arranged in the office, whereas in other
places in the house one comes across
products of superb brands like Züeco and
Blum.
The villa has three different floors,
amounting to a living space of approximately
800 sq m containing five bedroom suites and
a total of six bathrooms. Entering the house
from the patio, the corridor leads into a
spacious hall. On the first floor, there are the
two master suites as well as an impressive
executive office with sea views, perfectly
fitted to control one's affairs at arms length.
The extensive terrace on the first floor
measures more than 150 sq m. Its balustrade
is made of thick security glass.
The lower level houses the guests´ rooms
and facilities. From this floor, people have
direct access to the main terrace and the
swimming pool. The estate provides a

separate staff apartment (with own entrance
and parking place) and two garages for five
cars.
Although installed with discretion, the
technical equipment of “Zen Vida” is
outstanding. The electric systems were
imported mainly from Switzerland and
installed by Swiss engineers. Everything
starts with a sophisticated fingerprint entry
at the front door, which leads into the
courtyard. The system has memorized
biometric data, allowing only authorized
people to pass.
Beside the main door, a control panel screen
is embedded into the wall, for fingertip
operation of lighting and heating. The
system is provided by German company
“Jung” (www.jung.de). Current measured
values of oil, water and electricity
consumption
allow
energy-saving
operation. Whether it's air conditioning,
underfloor heating or the alarm system, 'all
strings are pulled together' at one control
point. Lighting and temperature can be
regulated using small panels installed at
many different points in the house. The
whole house - even the bathrooms - is
equipped with a Bang & Olufsen sound
system. An LED lighting system hidden in
furniture, ceilings and walls provides
colourful optical effects if desired.
American architects Fullerton Diaz were
responsible for the basic plans of “Zen Vida”.
The renowned Miami-based architectural
firm has reshaped the Miami skyline with
notable high rise apartments such as The
Continuum and Murano Grand on South
Beach. More recently they designed the Ritz
Carlton hotel in Mexico City. Local architects
supervised the construction process in Son
Vida. Fullerton Diaz describes the project idea
like this: “Clean lines, timeless appeal,
generous space and enduring natural
materials, while still revering the
Mediterranean location.”They´ve achieved all
this - and enriched it with a light meditative
touch of the Far East.

beginnt
mit
einem
biometrischen
Fingerprint-Access am Außentor, das von der
Straße in den Innenhof führt. Das System hat
mehrere Fingerabdrücke gespeichert und
lässt nur autorisierte Personen passieren.
Jeder andere muss klingeln.
Neben der Eingangstür ist ein Terminal-Panel
in die Wand eingelassen, das einfach zu
bedienen ist. Das System stammt von der
deutschen Firma Jung (www.jung.de). Auf
der Touchscreen kann man mit wenigen
Handgriffen Temperatur und Beleuchtung
des gesamten Anwesens regulieren. Wasser, Strom- und Ölverbrauch kann man anhand
aktueller Messwerte in Sekundenschnelle
kontrollieren. Osmoseanlage (zur Wasseraufbereitung), Klimaanlage, FußbodenÖlheizung und Alarmanlage: Alle Fäden
laufen an diesem Kontrollpunkt zusammen.
Licht und Klimaanlage können via fest
eingebaute Bedienelemente an mehreren
Stellen des Hauses reguliert werden. Das
gesamte Haus - darunter auch die
Badezimmer - ist einem Bang & Olufsen
Soundsystem ausgestattet. Ein LEDBeleuchtungs-System sorgt für farbige
Lichteffekte.
Der Entwurf der Villa stammt vom
Architekturbüro Fullerton Diaz aus Miami
(USA). Immerhin haben die Amerikaner die
Skyline von Miami mit den beiden
Wolkenkratzern „The Continuum“ und
„Murano Grand“ bereichert. Ausführungskontrolle und Endarbeiten an „Zen Vida“
wurden von auf Mallorca ansässigen
Architekten ausgeführt. DieVerantwortlichen
von Fullerton Diaz beschreiben den ersten
Projektentwurf folgendermaßen: „Klare
Linien, zeitlose Eleganz, Geräumigkeit,
Naturmaterialien herausragender Haltbarkeit und architektonische Harmonie mit
den örtlichen Gegebenheiten.“ Sie haben das
alles erreicht - und diesen Tempel der
Extraklasse mit dem meditativen Karma des
Fernen Ostens vollendet.
