During the summer holidays he would accompany his parents, who for the most part travelled to the Algarve. While they were making the most of the sun and the calm, Anthony found love in the shape of a Portuguese girl. He studied economics, and soon got involved in the real estate sector, in which he has spent his entire professional career. Stints in Austria and England were followed by time in the USA where, in 1989, he founded Eastbanc, a company specialising in property purchase, development and management. His relationship with Portugal goes back many years and even after he got married, time spent on Portuguese soil was restricted to holidays. Anthony loves Portuguese beaches, but never one to twiddle his thumbs he set off in search of in search of real estate deals. He started buying up properties in and around the city and while he was doing this an idea for Lisbon’s Baixa Pombalina entered his mind. By pure chance a friend told him about another property at the top of Principe Real. Nas suas férias de Verão acompanhava os seus pais, que invariavelmente viajavam para o Algarve. Enquanto eles procuravam o sol e a tranquilidade, Anthony encontrou o amor de uma portuguesa. Estudou economia, envolvendo-se logo no sector imobiliário onde decorreu todo o seu percurso profissional, na Áustria, em Inglaterra e nos Estados Unidos, onde fundou, em 1989, o EastBanc, uma empresa especializada na aquisição, desenvolvimento e gestão imobiliária. A sua relação com Portugal é, como vimos, muito antiga e, mesmo depois de casado, as suas estadias por cá circunscreviam-se aos tempos ABOVE AND BELOW, THE AREA OF PRINCIPE REAL WHERE THE NEW PROJECT WILL TAKE SHAPE The words luxury and design are recurred themes throughout our conversation, and always for the same reason. Anthony Lanier hopes to breathe life back into Principe Real, transforming “valuable yet inexplicably abandoned buildings” into a district of luxury housing. The idea would be nothing new if Anthony were not prepared to invest in an area of 50,000 square metres, a considerable size for the city centre. As such, the challenge facing him is huge, impossible for many others to carry out, but Anthony has at least one reason to believe he can do it. That is, despite being relatively unknown in Portugal, Anthony is pretty well versed on the issue of redeveloping historic centres. Until quite recently, Georgetown Washington’s historic quarter - was nothing but a sorry area of dilapidated factories and businesses, with no life or soul. Eastbanc took on the challenge and began the project with a single building. Today his company’s portfolio contains about 60 new-built properties, several leisure areas, offices and the city’s most expensive houses. Georgetown has become one of the most attractive down towns in the U.S. Returning to Lisbon, Anthony is placing all his chips on the quality of his project. “From kitchens to gardens, I want to offer the best in everything. The idea is to convert the houses. There’s plenty of old substance there, and it would be highly interesting to be able to fuse old with modern.” Design is another very important element. To this end he has chosen Souto Moura as the project’s architect. “I admire his work, the subtle lines and the respect he shows for old buildings.” Unlike what one would imagine, the project is also based on the idea that people should be able to enjoy outdoor living. de férias. Adquire os primeiros imóveis em Lisboa e simultâneamente nasce-lhe uma ideia para a Baixa Pombalina. Por mero acaso, um amigo dá-lhe conta de um outro imóvel, lá no alto do Príncipe Real. Compra-o sem demora e pensa, porque não transferir este meu grande projecto para esta zona nobre da cidade? Durante a nossa conversa, luxo e design são palavras que surgem de forma quase obsessiva. E sempre pela mesma razão. Anthony Lanier pretende revitalizar o Príncipe Real, transformando “edifícios valiosos mas inexplicavelmente abandonados” num bairro de habitações This means that besides the new residents, the new leisure spaces created will give this exclusive district back to the people of Lisbon, offering them gardens, shopping areas, and restaurants. “I would like to create a cluster of design shops, for example, focusing on interiors, furniture and lighting, and directly linked to our construction project,” says Lanier although he admits nothing is planned as yet. Anthony is well aware of Lisbon’s dwindling inner city population. “Housing is at the heart of my idea,” he explains, while confessing that the project will have an office component to it. But who is this all for? Anthony is quick to reply. “On the one hand I want to reach those who have chosen to live outside the city, in search of a luxury lifestyle but can’t stand today’s traffic. On the other, I want to attract all the affluent foreigners who love Lisbon, but who never been able to find a place with the same living standards as New York or London.” As such a cosmopolitan city, it’s almost certain that Lisbon will watch the development of this adventure with bated breath. Work is only expected to begin in 24 months, but does Anthony believe he will able to get through all the red tape and voices of disapproval? “I’m prepared!” is his convincing reply. www.essential-portugal.com 58 luxuosas. A ideia não seria nova, não estivesse Anthony preparado para intervir numa área de 50.000 m2, uma dimensão considerável para o centro da cidade. O desafio é, por isso, imenso, impossível de concretizar para muitos, mas há pelo menos uma razão porque Anthony deve acreditar. É que, apesar de relativamente desconhecido em Portugal, Anthony conhece o significado de reabilitação de centros históricos. Até há pouco tempo atrás, Georgetown - o centro histórico de Washington - resumia-se a um bairro deplorável de fábricas e negócios decadentes, vazio de vida e sentimento. O EastBanc assumiu o risco e iniciou o projecto com apenas um prédio. Hoje, o portfolio da empresa detém cerca de 60 edifícios construídos, múltiplas zonas de lazer, escritórios, as casas mais caras da cidade e Georgetown é provavelmente uma das “baixas”mais bonitas dos Estados Unidos. Mas voltando a Lisboa. Anthony aposta para o seu projecto na qualidade, “desde as cozinhas aos jardins, eu quero apresentar o melhor de tudo”. A ideia é “modificar as casas. Há para ali bastante substância velha. E seria interessantíssimo poder cruzar o antigo com o moderno”. O design é outra faceta “muito importante”, por isso escolheu o arquitecto Souto Moura como parceiro. “Admiro o seu trabalho. As linhas leves e o respeito que demonstra por edifícios velhos”. www.essential-portugal.com 59 Ao contrário do que seria de imaginar, o projecto “baseia-se ainda na ideia de que as pessoas devem usufruir a vida cá fora”. Isto significa que, para além dos próprios habitantes, os espaços de lazer criados devolvam esta zona nobre da cidade aos lisboetas. Jardins, espaços de comércio, restaurantes. Ainda nada está em plano como confessa mas, “eu gostaria de criar, por exemplo, um cluster de lojas de design, dedicadas a interiores, mobiliário ou iluminação, e ligadas directamente ao nosso projecto de construção”. Anthony sabe perfeitamente o vazio de habitantes que Lisboa possui. “A habitação é o coração da minha ideia”, ainda que admita a componente escritório no seu projecto. Mas para quem vai construir tudo isto? Anthony não hesita: “por um lado, quero chegar aos que escolheram viver fora da cidade à procura de um lifestyle luxuoso, mas que hoje não suportam o trânsito. Por outro, a todos os estrangeiros de classe alta que adoram Lisboa mas que nunca encontraram um lugar com o padrão de vida de Nova Iorque, Londres ou Beirut”. De tão peregrina, é quase certo que nos próximos meses Lisboa irá acompanhar com interesse o desenrolar desta aventura. O iniciar das obras ainda vai longe - 24 meses, mas conseguirá ele vencer a burocracia e as vozes discordantes? “Estou preparado!”, remata Anthony.
