13/14 Immobilien-Marktbericht München Real Estate Market Report Munich Der Wirtschaftsstandort München München wächst – und das noch stärker als angenommen. Die guten wirtschaftlichen Perspektiven und die hohe Lebensqualität vor Ort ziehen über Deutschlands Grenzen hinaus junge Fachkräfte und Talente an. Über zwei Prozent stieg die Zahl der Einwohner 2011 an – viermal stärker als prognostiziert. Damit wurde erstmals in der Stadtgeschichte die Marke von 1,4 Millionen Einwohnern überschritten. Auch 2012 setzte sich der Trend unverändert fort. Die neueste Prognose rechnet mit einem Anstieg der Bevölkerungszahl auf 1,651 Millionen im Jahr 2030. Die Wirtschaftskraft Münchens ruht auf vielen Säulen. Neben Großunternehmen, Mittelständlern und kleinen Start-ups ist auch das traditionelle Handwerk ein bedeutender Wirtschaftsfaktor. Eine der großen Münchner Stärken: Keine einzelne Branche ist in der Stadt so dominant, dass der Wohlstand der Stadt von ihr abhängig wäre. Hightech-Industrie und wissensintensive Dienstleistungen finden ihren Platz neben klassischer Produktion. Neben Informations- und Kommunikationstechnologie sowie Automobilbau sind Branchen wie Medizintechnik, Umwelttechnologie und Luft- und Raumfahrt Wachstumstreiber in München. Zudem ist München bedeutender Medienstandort und ein Zentrum der deutschen Finanzwirtschaft. Die Stadt gilt als Versicherungsstandort Nummer eins in Deutschland und ist Hauptsitz von sechs DAX-30Konzernen. Der als „Münchner Mischung“ bekannte Mix aus Unternehmen unterschiedlichster Größe und Branchenzugehörigkeit sorgt für eine besonders hohe Krisenfestigkeit des Standorts. Wissenschaftsstandort München München gilt als zweitgrößter Wissenschaftsstandort Deutschlands und beheimatet mit der LudwigMaximilians-Universität und der Technischen Universität München zwei ausgezeichnete „Eliteuniversitäten“. Insgesamt 15 Hochschulen garantieren den ansässigen Unternehmen einen steten Zustrom von hochqualifizierten Fachkräften. Institute der Max-Planck- und Fraunhofer-Gesellschaft sowie der HelmholtzGemeinschaft betreiben Forschung, von der Hightech-Unternehmen vor Ort unmittelbar profitieren. Die Forschungsanstrengungen von Unternehmen und staatlichen Einrichtungen sind in München eng verzahnt. Der Anteil der Forschungsausgaben am BIP liegt mit 4,1 Prozent deutlich über dem Bundesdurchschnitt. Forschungsinfrastruktur, Fachkräfte und erfolgreiche Cluster machen den Standort München für neue Unternehmen attraktiv – und diese ziehen wiederum neue Talente an. Auch die Stadt selbst präsentiert sich als Innovationstreiber: Die Stadtwerke München (SWM) als städtischer Energieversorger haben sich das Ziel gesetzt, bis 2025 so viel Ökostrom in eigenen Anlagen zu erzeugen, dass sie ganz München damit versorgen könnten. München wäre die erste Millionenstadt weltweit, die dieses ehrgeizige Ziel erreicht. Mit dem international anerkannten Münchner Technologiezentrum (MTZ) bietet die bayerische Landeshauptstadt seit 17 Jahren innovativen Existenzgründern beste Ausgangsbedingungen. Münchner Lebensart kombiniert mit Offenheit und Toleranz Münchner Lebensart ist weit über die Landesgrenzen hinaus ein Begriff. Sound economic prospects and a high quality of life continue to attract young talents and specialists from all over Germany and beyond. The resident population rose by more than two percent in 2011 – four times faster than predicted, taking the Bavarian capital past the 1.4 million mark for the first time in its history. The uptrend continued unabated in 2012. Now, the latest forecast sees Munich’s population increasing to 1.651 million in 2030. Many robust pillars support the city’s economic strength. Traditional skilled crafts remain a powerful economic factor, alongside a healthy mix of large corporations, SMEs and small startups. One of Munich’s greatest strengths is that no one industry is so dominant that the city’s prosperity depends on it. High-tech industries and knowledge-intensive services thus rub shoulders with traditional production. Information and communication technology and automotive engineering are among the drivers of growth on the banks of the Isar; but so too are industries such as medical engineering, environmental technology and aerospace. Munich is also a prominent media hub and a center of the German finance industry. It ranks as Germany’s number one insurance venue and is home to the headquarters of six of the bluechip giants listed in the Dax 30 index. The unique “Munich mix” brings together companies of all shapes, sizes and industries and, in so doing, keeps the city exceptionally resilient and crisis-proof. Munich as a hub of knowledge and science Home to two certified elite universities in the Ludwig-Maximilians-Universität (LMU) and the Technische Universität München (TUM), Munich is regarded as Germany’s second-largest center of science. No fewer than 15 universities in all guarantee resident companies a steady stream of highly qualified experts. Institutes run by the Max Planck Society, the Fraunhofer Society and the Helmholtz Association conduct research from which locally based high-tech companies benefit directly. In Munich, corporate research efforts and public organizations work hand in hand. At 4.1 percent of GDP, the city’s research spend is significantly higher than the national average. An advanced research infrastructure, excellent specialists and successful clusters combine to attract new companies to Munich, and they in turn then draw in new talents. Local government too positions itself as a driver of innovation: By the year 2025, municipal power utility Stadtwerke München (SWM) has set itself the goal of generating enough green electricity from its own power plants to keep the whole of Munich reliably powered up. That would make the Bavarian capital the first million-strong city in the world to achieve this ambitious target. Innovative start-ups too have for 17 years been given excellent conditions for growth in the shape of the internationally acclaimed Munich Technology Center (MTZ). Openness, tolerance and a unique lifestyle The Munich lifestyle is a byword well beyond the borders of Bavaria. Openness and a distinctly international flavor are in evidence throughout the entire population. People from 180 different countries live in this city, whose cosmopolitan flair is enhanced by a diverse array of cultural offerings. A vibrant selection of restaurants, bars and clubs caters to every taste and delivers pulsating entertainment until late in the night. The English Garden, the Isarauen and the city’s close proximity to both the Alps and a plethora of lakes guarantee superlative leisure and recreation opportunities. The exhibitions showcased at the Deutsches Museum, the three “Pinakotheken” and the Museum Brandhorst command international respect. Munich is also home to three internationally renowned orchestras: the Munich Philharmonic Orchestra, the Bavarian Radio Symphony Orchestra and the Bavarian State Orchestra. The Bavarian State Opera and numerous theaters likewise deliver culture of the very highest standard. The reopening of the Lenbachhaus is one of the highlights on the agenda for 2013. 13/14 Immobilien-Marktbericht Real Estate Market Report Market Conditions 1 As one of the most coveted locations in Europe, Munich remains a clear favorite for investors and property developers alike. In the 2012 European Regional Economic Growth Index (E-REGI), Munich and the surrounding region occupied an outstanding second place among 326 competitors from 33 European countries. The E-REGI index identifies those cities and regions that hold out the strongest economic development potential in the short to medium term, and that thus promise to attract the most sustainable demand for real estate. A high standard of prosperity and a balanced, singularly diverse economic structure make a compelling case for Munich, besides the fact that unemployment in the Bavarian capital is lower than in any other German city. With more than a million employees registered for social security here, Munich comes a close second after Berlin as the country’s largest venue for employment. To stay globally competitive, the City of Munich and its outlying districts and counties have joined forces to form the Munich Metropolitan Region (MMR). The MMR pools the resources and energies of the public sector, various chambers, the business community, society at large and the scientific community. It is thus perceived by the international community as an important and successful business region. Accounting for 43 percent of Bavaria’s population and nearly 50 percent of its GDP, this region is unquestionably the economic engine of the Free State. Recent studies show that, compared to their European peers, both the city and the region play an outstanding role in the cultural and creative industry too. In Munich alone, this sector boasts 14,800 companies in which roughly 60,000 gainfully employed persons generate annual turnover of € 9.1 billion. 17.7 percent of all Munich companies operate in the cultural and creative industry – significantly above the national average. A broad base lends stability to this entire industry in Munich, building a creative platform for the region’s shared success. Other industries likewise benefit from having such a creative environment on their doorstep. An enviable quality of life, a vigorous economy, excellent job opportunities and a large number of top-quality apprenticeships and study places combine with a breathtaking cultural diversity to make Munich one of the most attractive places to live in Germany. The resultant surge in inward migration, coupled with the gratifying fact of a positive birth rate (above the death rate), is driving population growth in the city on the Isar River. A substantial chunk of this growth is also attributable to inward migration both from other parts of Germany and from abroad. Well educated young people between the ages of 18 and 30 in particular are keen to move to the Bavarian metropolis. The city in general and the real estate industry in particular are facing stiff challenges as a result. Faced with demand for around 7,000 new dwellings per year, housing in Munich is scarce. In response, the City of Munich is pressing ahead with “Wohnen in München” (Living in Munich), the country’s largest local government housing construction program, in which it plans to invest 800 million euros for urban housing development between 2012 and 2016. The biggest individual developments under the aegis of this program include Freiham North (3,000 homes), the conversion of the former industrial estate on Paul-Gerhardt- Allee (2,000 homes) and the revitalization of former military barracks. Right now, the City of Munich has suitable plots of land capable of accommodating around 46,000 new homes. Hier betrug der und erzielte damit ein solides Ergebnis. Im Vergleich zu 2011 ging der Flächenumsatz durchschnittliche Mietzins 26,36 €/m², was einer Steigerung von 3,6 % zum Vorjahr zwar um 19 % zurück, was aber aufgrund der im Vorjahr erreichten Rekordwerte keine entspricht. Der reine Vermietungsumsatz (ohne Eigennutzer) lag bei NuOffice Lage/Location: Parkstadt Schwabing Munich Office Space Market 2013 Take-up of Space The take-up of space on the Munich reached 700,900 m² in 2012, hence a respectable result was achieved. Although this represents a decline of 19 % in comparison to 2011, this was no surprise in light of the record set the previous year. The net take-up of space (without owner occupiers) was 641,200 m² and thus also 19 % below the value for 2011, but still above the 10 year average of 615,000 m². For the second time in a row, the highest take-up of space was registered in the segment over 5,000 m². 21 leases (16 of them within the city limits) with 203,200 m² provided 29 % of the overall take-up. However, this was not enough to match the previous year, when important relocation decisions in this size category by major companies led to a take-up of 296,600 m². Consequently, the decline of large leases is an essential reason for the decrease in the total take-up. The importance of smaller leases is illustrated by the fact that the second highest level of take-up was achieved in the segment up to 500 m² with 132,900 m² or 19 %. The submarket with the highest take-up was the Periphery Northeast, where 112,400 m² of office space found new users. Here, Garching with its commercial area Hochbrück stands out; it has now become a well-established office location due to its metro connection. Two of three largest leases of the year were signed by the owner-occupier Swiss Life and the tenant BPC Electrification. The second and third largest take-up of space was seen in the submarkets Center Northwest and City Northeast, where the office locations Arnulfpark and Parkstadt Schwabing particularly influenced leasing activity. The largest deal is, however, to be found in the submarket City Northwest, where the Bavarian capital city of Munich leased space for the new IT city hall. As a rule, city locations are still preferred for offices. The submarkets within the city were responsible for 76 % of the take-up of space. Supply and Vacancies The vacancy rate fell by one per cent during the course of the year and reached 6.1 % by the end of 2012. Hence, it reached the lowest value since 2002. In the entire market area, 1.37 million m² are currently available on short notice, which is 220,000 m² less than at the end of 2011. An important reason for this was, in addition to a respectable take-up of space, the historical low level of new building completions. In 2012, only 120,000 m² of new office space were added on the Munich market, this is the lower than it has been for over 20 years. A glance at the completion pipeline indicates that only slight relief is expected. There are, of course, numerous projects with a total of 460,000 m² of office space under construction, but 70 % of this is pre-leased or will be occupied by the owner. The average rent remained nearly unchanged over the course of the year. At 14.59 €/m² it is only 1.5 % higher than at the end of 2011. In the City area, the average rent was 15.75 €/m², in the Periphery it was 10.30 €/m². The gap between the City and the Periphery has thus increased slightly. While the city locations were 48 % more expensive on average in 2011, this figure increased to 5 3 % in 2012. The highest prices must be paid within the old city ring. High quality floor space in the most desirable city locations is rare, often making it difficult to satisfy short-term requests for large volumes of floor space. Neben der hohen Kaufkraft der Bevölkerung in der Region treiben auch zahlreiche Touristen den Umsatz in der Innenstadt in die Höhe. Der Ansturm insbesondere von internationalen Retailern auf die am meisten frequentierten Lagen in der Neuhauser und Kaufingerstraße ist daher ungebrochen und Ladenlokale bleiben ein begehrtes, aber knappes Gut. Die traditionsreichen lokalen Einzelhändler, die in München stärker als in den meisten anderen Großstädten vertreten sind, können diesem Konkurrenzdruck aber trotzen und prägen nach wie vor das Straßenbild. Die Mietpreise bewegen sich folgerichtig nach oben. In den absoluten 1A-Lagen der Neuhauser und Kaufingerstraße liegen die Spitzenmieten mit 340 €/m² um 6 % höher als Ende 2011. Der durchschnittliche Anstieg aller 1A- und 1B-Lagen zusammengenommen beträgt immer noch gut 3,5 %. Mit der „Hofstatt“ steht im Hackenviertel ein attraktives Neubauprojekt kurz vor der Vollendung. Die ersten Geschäfte eröffneten bereits im Oktober 2012, in Kürze werden weitere folgen. Insbesondere internationale Modeanbieter werden die hochwertigen Einzelhandelsflächen für Flagshipstores nutzen. Da in unmittelbarer Nähe weitere Neubauten und Sanierungen von Häusern geplant sind und die Sendlinger Straße im September 2012 in Teilen zur Fußgängerzone umgewidmet worden ist, ist perspektivisch mit einer Ausdehnung der 1A-Lagen auf diesen Straßenzug zu rechnen. Ebenfalls in 2013 wird das „Joseph-Pschorr-Haus“ in der Fußgängerzone fertiggestellt werden. Auch hier fanden die Flächen reißenden Absatz – das Objekt ist bereits vollständig vermietet. Die hohe Attraktivität schlägt sich auch im Preis für Einzelhandelsimmobilien nieder. Die Spitzenrendite liegt weiterhin bei 3,75 % und damit niedriger als in allen anderen deutschen Städten. Da jedoch viele Eigentümer nicht zu einer Veräußerung ihrer Immobilie bereit sind, bleiben Transaktionen von Objekten in Premiumlagen die Seltenheit. Für 2013 ist keine Veränderung der Renditen zu erwarten, auch der Anstieg der Spitzenmieten dürfte eine Verschnaufpause einlegen. Der Markt für Industrie- und Logistikflächen Das Jahr 2012 war für den Markt für Industrie- und Logistikflächen alles in allem durchwegs zufriedenstellend. Mit einem Flächenumsatz von 278.000 m² wurde zwar das Spitzenergebnis aus 2011 um 14 % verfehlt, dennoch lag der Wert über dem Fünf-Jahres-Durchschnitt von 268.000 m². Die stabile wirtschaftliche Entwicklung und die breite Branchenstruktur in München sorgten weiterhin für Expansionsbedarf vor allem in den Bereichen Handel mit mehr als 64.000 m² (23 %) wie auch Logistik mit 51.300 m² (19 %) und Automotive inkl. Zulieferern mit 46.100 m² (17 %). Unternehmen aus anderen Industriebranchen mieteten weitere 43.600 m² (16 %) an. Mehr als 80 % des Flächenumsatzes wurden in Bestandsobjekten generiert, Neubauflächen waren nur mit 1 % der Fläche das Ziel von Mietern. Das niedrige Niveau an verfügbaren Erstbezugsflächen ist als Hauptgrund für diesen Extremwert zu sehen, der im Vorjahr noch bei 6 % lag. Bezogen auf die geographische Lage der Anmietentscheidungen waren die Gewerbestandorte im Nordosten und Nordwesten einmal mehr die gefragtesten Lagen. Insbesondere Garching mit knapp 60.000 m² sowie mit deutlichem Abstand Neufahrn (ca. 24.000 m²) und Hallbergmoos wie auch Eching (18.000 m² und 16.000 m²) profitieren von der Lage nahe dem Flughafen und entlang der Autobahnen A 9 und A 92. Die Angebotsverknappung für Logistikimmobilien der neuesten Generation hat sich auch zum Jahresende nicht wesentlich entspannt. Der Leerstand in entsprechenden Flächen lag mit 1,3 % nur zehn Basispunkte über dem Vorjahreswert. Die Spanne, in der sich das durchschnittliche Mietpreisniveau abhängig von Lage und Ausstattung bildet, hat sich im Vorjahresvergleich kaum verändert und liegt bei 5,95–6,30 €/m² für Class-A-Objekte in ausgezeichneter Lage nahe einer Autobahnauffahrt. Für Bestandsobjekte lag die Mietpreisspanne bei 4,00-5,50 €/m². Das weiterhin knappe Angebot an Flächen der neuesten Generation wird auch in diesem Jahr zu Projektentwicklungen mit entsprechender Vorvermietung führen, sodass es wieder Großabschlüsse geben wird. Vor diesem Hintergrund gehen wir davon aus, dass der Markt an das Vorjahresergebnis anknüpfen kann und bis Ende 2013 eine Umsatzleistung von bis zu 280.000 m² realisiert wird. The massive influx of retailers, especially international ones, seeking space in the most heavily trafficked locations on Neuhauser Strasse and Kaufingerstrasse therefore continues unabated, and shop space remains a sought-after commodity. Rental prices are rising, a logical development in light of the situation. Prime rents in absolute top locations on Neuhauser Strasse and Kaufingerstrasse stand at € 340/m², an increase of about 6% from the end of 2011. The average increase for all prime locations together still amounts to some 3.5%. The Hofstatt development in the Hackenviertel area, an attractive new construction project, is approaching completion. The first businesses opened back in October 2012, and others are scheduled to follow shortly. International fashion providers in particular will use this high-quality retail space for their flagship stores. Since other new construction projects and renovations of existing properties are planned in the immediate area, and since parts of Sendlinger Strasse were converted to a pedestrian zone in September 2012, there is potential for the nearby prime locations to extend to this part of the street as well. The Joseph-Pschorr-Haus project, also in the pedestrian zone, is also slated for completion in 2013. Here as well, there were many takers for the available space – the property is already fully leased out to tenants. The pronounced appeal of these properties also shows in the price for retail real estate. The prime yield still stands at 3.75%, lower than in any other German city. But since many owners are not willing to sell, transactions involving properties in premium locations are rare. We do not expect any change in yields in 2013, and the rise in prime rents is likely to pause for a time as well. 4 The market for industrial and storage space All in all, 2012 was a satisfactory year on the market for industrial and logistics space. Take-up of space stood at 278,000 m², 14 % short of the top result seen in 2011, but the figure was still above the five-year average of 268,000 m². The stable development of the Munich economy and the broad-based industry structure in the area continued to drive expansion activity, especially in the retail sector, at more than 64,000 m² (23 %), the logistics industry, at 51,300 m² (19 %), and the automotive sector, including automotive suppliers, at 46,100 m² (17 %). Companies from other industries leased an additional 43,600 ² (16 %) of new space. More than 80 % of the space taken up was in existing properties, with newly constructed properties less of an attraction for tenants, at only 1 % of the total space. Viewed in geographic terms, the northern industrial areas in the east and west were once again the most sought-after locations for tenants looking to sign new leases. Several areas benefited in particular from their close proximity to the airport and from being located along the A9 and A92 autobahns. The vacancy rate for these spaces stood at 1.3 %, just 10 base points above the previous year’s figure. The average rental price span, depending on location and features, has barely changed at all from the previous year, at € 5.95 - 6.30/ m² for prime properties in excellent locations near autobahn entrances. Rents for existing properties ranged from € 4.00 to 5.50/m². The ongoing shortage of space in the latest generation will continue to lead to high advance leasing activity in development projects this year, so large-scale signings are expected again. With all these factors in mind, we believe the market will be able to pick up where it left off in 2012, achieving as much as 280,000 m² in total take-up of space by the end of the year. In our experience, however, these market fluctuations are also influenced by cyclical sales of large properties, typically in the city itself, and/or by longer planning phases leading up to development plans becoming legally binding. Demand for condominiums remains high, however, and the supply of suitable land for development is severely limited, which should spur land prices for residential construction upward further, albeit to a less pronounced degree, in the near future. During the first three quarters of 2012, independent panel of real estate experts Gutachterausschuss München registered 49 purchase agreements. A total of 22 transactions were noted on the market for land for commercial construction during the first three quarters of 2012. Of that figure, ten of the plots of land were intended for traditional manufacturing and industrial uses and 12 were to be used for development projects involving construction of new office and commercial buildings or hotels. Conversion or demolition of existing properties occasionally opens up opportunities for development of plots of land that are in accordance with the urban center concept being pursued by Munich, the Bavarian state capital, and that are attributable to the “interior zone” where construction is permitted under applicable construction law. As movement in the development pipeline has slowed, we assume that this year will see an increase in transactions involving plots of land for office projects. On the whole, land values for all uses are expected to rise again in 2013, as in previous years. The Investment market Der Markt für Baugrundstücke 6 With a commercial transaction volume of around € 3.7 billion, Munich recorded the highest total since 2007. The investment activity gained even more momentum in the final quarter in which transaction for € 1.5 billion were recorded. On the bottom line, one finds an increase of 29 % in comparison to the previous year, which was already a strong one. 86 % of the volume was registered within the city limits. The international buyers’ share of the transaction volume fell from 38 % to 23 %. Foreign participants also played a less prominent role in the transaction activity. The most important group of buyers comprised private investors and family offices; their investments totalling € 909 million provided 24 % of the volume. They were followed by closed-end property funds and special funds with € 471 million. Nearly three quarters of the transaction volume (€ 2.8 billion) was invested in office properties, which were therefore able to enhance their position as the most favoured property class. Investments in Core or Core-Plus properties are still, by far, in highest demand. However, a high price has to be paid for this, as is reflected in the persistent low premium return of 4.50 % for office properties with the best features in top locations leased under normal market conditions. Commercial buildings, with a premium return of 3.75 %, are even more expensive. The largest transactions of the year were the sale of the Allianz headquarters in Unterföhring as well as the sales of the Maximillianhöfe and the Palais an der Oper. A number of properties also changed hands in the large office development areas. Noteworthy among these are the KPMG building on Theresienhöhe or the Parkstadt Office Center office ensemble in Parkstadt Schwabing. Because no sustainable solution to the crisis in the euro zone is in sight, investors will also focus on security in 2013. This is exactly what the Munich property market offers, which is why the capital of Bavaria will also be in the focus of investors in the coming year. Since there is enough liquidity in the market, we again expect the one or the other large transaction. On the whole, we anticipate that the transaction volume will again reach the € 3 billion mark in 2013. Die Nachfrage nach Eigentumswohnungen ist jedoch weiterhin ungebrochen hoch und das Angebot an geeigneten Entwicklungsgrundstücken sehr einschränkt, was in naher Zukunft eine weitere, jedoch weniger ausgeprägte Steigerung der Bodenpreise für den Wohnungsbau erwarten lässt. Vom ersten bis zum dritten Quartal des Jahres 2012 registrierte der Gutachterausschuss München 49 Kaufverträge, wovon 42 dem freifinanzierten Wohnungsbau zuzuordnen waren. Auf dem Markt für gewerbliche Baugrundstücke wurden in den ersten drei Quartalen 2012 insgesamt 22 Transaktionen registriert. Davon waren zehn Grundstücke für das klassische verarbeitende Gewerbe und zwölf Grundstücke zu Projektentwicklungszwecken für Büro- und Geschäftshäuser bzw. Hotels bestimmt. Der Geldumsatz ist im Vergleich zum Vorjahr nahezu gleich geblieben. Bei Entwicklungsgrundstücken für Einzelhandelsimmobilien ist das A ngebot weiterhin sehr limitiert. Diese Liegenschaften sind größtenteils im Eigentum der öffentlichen Hand und werden in der Regel im Rahmen von Bauleitplanverfahren für größere Neubaugebiete ausgewiesen. Gelegentlich ergeben sich durch Umnutzung oder Abriss von Bestandsimmobilien Chancen zur Entwicklung von Grundstücken, die im Einklang mit dem Zentrenkonzept der Landeshauptstadt München stehen und baurechtlich dem Innenbereich zugeordnet werden können. Wir gehen davon aus, dass in Anbetracht der schrumpfenden Development-Pipeline im laufenden Jahr vermehrt Grundstücke für Büroprojekte gehandelt werden. Insgesamt ist zu erwarten, dass die Boden- bzw. Grundstückswerte für sämtliche Nutzungsarten auch im Jahr 2012 wieder steigen werden. Der Investmentmarkt Mit einem gewerblichen Transaktionsvolumen von gut 3,7 Mrd. € verzeichnete der Münchner Immobilienmarkt den höchsten Wert seit 2007. Das über das ganze Jahr hinweg schon rege Investitionsgeschehen nahm im Schlussquartal, in dem allein knapp 1,5 Mrd. € umgesetzt wurden, noch einmal deutlich an Fahrt auf. Unter dem Strich steht ein Plus von 29 % im Vergleich zum ebenfalls bereits starken Vorjahr. 86 % des Volumens wurden innerhalb der Stadtgrenzen registriert, fast ein Viertel des Gesamtumsatzes nur in der Altstadt der Isarmetropole. Der Anteil internationaler Käufer am Umsatz ging von 38 % im Vorjahr auf 23 % zurück. Auch auf Verkäuferseite waren ausländische Marktteilnehmer im Verhältnis weniger am Transaktionsgeschehen beteiligt. Der Rückgang von 29 % auf 26 % des Volumens fällt aber vergleichsweise geringer aus. Die wichtigste Käufergruppe bildeten die privaten Investoren und Family Offices, die mit 909 Mio. € für 24 % des Umsatzes sorgten. Es folgen geschlossene Immobilienfonds mit 661 Mio. € vor offenen Immobilienfonds und Spezialfonds mit 471 Mio. €. Beinahe drei Viertel des Transaktionsvolumens (2,8 Mrd. €) flossen in Büroobjekte, die ihre Stellung als beliebteste Immobilienklasse damit ausbauten. Nach wie vor sind Investitionen in Core- oder Core-Plus-Objekte mit Abstand am gefragtesten. Sicherheit bleibt also das zentrale Kriterium bei Kaufentscheidungen. Dafür werden auch hohe Preise gezahlt, was sich in der unverändert niedrigen Spitzenrendite von 4,50 % für marktüblich vermietete Büroimmobilien mit bester Ausstattung in Toplage manifestiert. Geschäftshäuser sind mit einer Spitzenrendite von 3,75 % sogar noch teurer. Die größten Transaktionen des Jahres waren der Verkauf der Allianz-Hauptverwaltung in Unterföhring sowie die Verkäufe der Maximilianhöfe und des Palais an der Oper. Die beiden Letzteren können dabei als Beispiel für die momentan stark im Suchprofil der Investoren vertretenen Topobjekte in Premiumlage dienen. Auch in den großen Büroentwicklungsgebieten wechselten mehrere Immobilien den Besitzer. Zu nennen sind hier das KPMG-Gebäude auf der Theresienhöhe oder das Büroensemble Parkstadt Office Center in der Parkstadt Schwabing. Weil sich keine nachhaltige Lösung der Krise im Euroraum abzeichnet, werden Investoren auch 2013 auf Sicherheit bedacht sein. Genau dies bietet der Münchner Immobilienmarkt, weswegen die bayerische Landeshauptstadt auch im laufenden Jahr im Fokus der Anleger bleiben wird. Da sich genügend Liquidität im Markt befindet, erwarten wir wieder vereinzelte Großtransaktionen. Insgesamt gehen wir davon aus, dass das Transaktionsvolumen auch 2013 die Marke von 3 Mrd. € erreichen kann. 13/14 Immobilien-Marktbericht Real Estate Market Report Comment: After the IMMAX declined to its lowest level in 10 years, it has again slightly increased during the course of the year. The IMMAX drop since the middle of 2010 is the result from a high lease performance facing a small number of new building completions. This has led to a significant reduction of office space supply, so that a diminishing vacancy was opposing a strong lease performance. At present, each square meter of office space in demand is supplied by 2.54 sqm of vacant space. Bemerkung: Nachdem der IMMAX zu Beginn des Jahres den geringsten Wert seit zehn Jahren erreicht hat, ist dieser im Jahresverlauf wieder leicht angestiegen. Das Absinken des IMMAX ab Mitte 2010 ist als Konsequenz aus der guten Vermietungsleistung einerseits und dem geringen Volumen an Neubaufertigstellungen andererseits zu sehen. Dies hat zu erheblichem Abbau des Büroflächenangebots geführt, sodass einem geringer werdenden Leerstand eine sehr hohe Vermietungsleistung gegenüberstand. Im Durchschnitt stehen demnach aktuell jedem nachgefragten Quadratmeter Bürofläche 2,54 m² kurzfristig verfügbare Fläche gegenüber. In den Bereichen Nymphenburg Süd, Laim, Hirschgarten und Arnulfpark wurden bereits ca. 5.300 Wohneinheiten sowie knapp 8.000 Arbeitsplätze weitgehend fertiggestellt. Im Bereich Hirschgarten wurde mit der Realisierung von weiteren 6.000 Arbeitsplätzen begonnen. Die Bebauung rund um den Bahnhof Pasing für Geschäftsbau und Einkaufszentrum mit darüberliegenden Wohnungen ist nahezu fertiggestellt. Das Stückgutgelände östlich der Offenbachstraße geht dieses Jahr in die Vermarktung. Im letzten Teilbereich an der Paul-Gerhardt-Allee wurde ein Wettbewerb ausgelobt, der auf dem rund 38 ha großen Gebiet ein lebendiges Quartier für ca. 4.500 Bewohnerinnen und Bewohnern vorsieht. Apartments for around 16,000 people and jobs for around 19,000 people are being planned and developed on a 7 km long 173 hectare site. Some 5,300 apartments and facilities for nearly 8,000 jobs are already nearing completion in the Nymphenburg South, Laim, Hirschgarten and Arnulfpark districts. In the Hirschgarten district, work has begun on the development of a further 6,000 jobs. The commercial facility and shopping mall to be topped by apartments around Pasing Station is likewise close to completion. The transshipment facility east of Offenbachstrasse is due to commence marketing activities this year. The last section of the 38 hectare property on Paul-Gerhardt-Allee a bid to tender was offered, on which a lively quarter for approx. 4,500 residents is planned. 2 Repair Service Plant in Neuaubing The development area situated in western Munich comprises a total of approx. 41 hectare. Residential space for approx. 500 apartments is planned for the northern area of the former ladder tracks. Almost 27 hectare of space for simple, manufacturing businesses is planned for the southern area on the receipt of existing halls. 2 Ausbesserungswerk Neuaubing Das Entwicklungsgebiet im Münchner Westen umfasst insgesamt eine Fläche von ca. 41 ha. Im nördlichen Bereich der ehemaligen Gleisharfe ist Wohnungsbau für ca. 500 Einheiten vorgesehen, im Süden sind auf annähernd 27 ha Flächen für einfaches produzierendes Gewerbe unter Erhalt bestehender Hallen in Planung. 3 Freiham On Munich’s western outskirts, only 12 km from the city center, a new urban district is being developed to accommodate between 9,000 and 10,000 apartments and create around 7,500 new jobs. The construction of a commercial site south of Bodenseestrasse for around 7,500 jobs has almost been completed (administration, services, retail, high-tech companies, manufacturing and skilled crafts). The framework development plan is currently being developed for the first section to be realized north of Bodenseestrasse for the planned approx. 4,000 apartments and district center for accommodation, services, schools and sport facilities. 3 Freiham Am westlichen Stadtrand, ungefähr 12 km vom Zentrum entfernt, wird auf ca. 350 ha ein neuer Stadtteil für geplant insgesamt ca. 9.000–10.000 Wohnungen und ca. 7.500 Arbeitsplätze entwickelt. Die Realisierung des Gewerbestandortes südlich der Bodenseestraße für ca. 7.500 Arbeitsplätze (Verwaltungsnutzung, Dienstleistungen, Einzelhandel, Hightech-Unternehmen sowie verarbeitendes Gewerbe und Handwerk) ist nahezu abgeschlossen. Die Rahmenplanung für den ersten Realisierungsabschnitt nördlich der Bodenseestraße für geplant ca. 4.000 Wohnungen und ein Stadtteilzentrum für Versorgung, Dienstleistungen, Schulen und Sporteinrichtungen wird derzeit bearbeitet. 4 Creative Quarter on Dachauer Strasse A new mixed-use district is currently being developed mainly for residential use as well as for cultural and higher educational facilities on a roughly 20 hectare site on the former Luitpold barracks and the adjacent Dachauer Strasse. Around 900 apartments and approx. 770 new jobs are planned. 4 Kreativquartier an der Dachauer Straße Auf dem ca. 20 ha großen Gelände der ehemaligen Luitpold-Kaserne und dem anschließenden Gelände an der Dachauer Straße wird ein urbanes und vernetztes Stadtquartier mit überwiegend Wohnungsbau sowie kultureller, kreativer Nutzung und Hochschuleinrichtungen entwickelt. Dabei sind ca. 900 Wohnungen und ca. 770 Arbeitsplätze unter Erhalt von Bestandsstrukturen in Planung. 5 Knorr-Bremse site, Milbertshofen, Moosacher Strasse The former premises of Knorr-Bremse are being redeveloped. Approx. 40,000 m² of floor space for basic commercial uses and around 2,000 jobs are to be developed on the northern part of the site, while around 147,000 m² of premium commercial space and a further 33,000 m² for core area uses and around 3,800 jobs is being developed on the southern part. Through the redevelopment of the core areas to develop residential space on the western part, a new building lease for approx. 400 new apartments is currently being imposed. 5 Gelände Knorr-Bremse, Milbertshofen, Moosacher Straße Das ehemalige Betriebsgelände der Firma Knorr-Bremse wird umstrukturiert. Für den Nordteil sind ca. 40.000 m² GF einfache gewerbliche Nutzungen mit ca. 2.000 Arbeitsplätzen, für den Südteil ca. 147.000 m² GF höherwertige Gewerbe- und ca. 33.000 m² Kerngebietsnutzungen mit ca. 3.800 Arbeitsplätzen geplant. Im westlichen Bereich wird derzeit durch die Umstrukturierung von Kerngebiets- in Wohnflächen Baurecht für ca. 400 neue Wohnungen geschaffen. 6 Leopoldstrasse/Johann-Fichte-Strasse An urban district for a planned total of around 89,000 m² floor space is being developed on the 4.2 hectare site of wholesaler Metro and the Holiday Inn. Around 30 % of the site is earmarked for (approx. 270) apartments, 40 % for hotel and conference uses and 40 % for core area uses. Facilities for a total of 1,400 jobs are being developed too. 6 Leopold-/Johann-Fichte-Straße Auf dem 4,2 ha großen Gelände des Großmarktes Metro und des Hotels Holiday-Inn wird ein urbanes Stadtquartier für geplant insgesamt ca. 89.000 m² GF, 30 % (ca. 270) Wohnungen, 40 % Hotel- und Kongressnutzung, 40 % kerngebietstypische Nutzungen sowie insgesamt ca. 1.400 Arbeitsplätze entwickelt. 7 Domagk-/Leopoldstraße The roughly 10.7 hectare former Telekom site and site of former production halls for household appliances is being redeveloped. Around 60,400 m² for approx. 600 apartments have almost already been completed. Around 60,900 m² for premium commercial uses and around 920 jobs are still planned. 7 Domagk-/Leopoldstraße Das ca. 10,7 ha große ehemalige Telekom-Gelände und der Bereich ehemaliger Fertigungshallen für Haushaltsgeräte wird neu entwickelt. Ca. 60.400 m² GF mit ca. 600 Wohnungen sind bereits nahezu fertiggestellt. Für höherwertige Gewerbenutzungen stehen noch ca. 60.900 m² GF für ca. 920 Arbeitsplätze zur Verfügung. 8 Parkstadt Schwabing At the gateway to the city, near the start of the A9 Munich-Berlin freeway, around 40 hectares of former industrial and commercial space is being redeveloped as a new urban district with mixed-use, combining open spaces with a compact urban look. Office and administration space, commercially used buildings, shops, restaurants, hotels have all mainly been completed. Most of the around 1,300 apartments in the secured inner area have been completed as well. Due to the redevelopment of the core area, another approx. 900 apartments are to be built. 8 Parkstadt Schwabing Die ca. 40 ha großen ehemaligen Industrie- und Gewerbeflächen an der Autobahn A 9 München–Berlin werden als neuer urbaner Stadtteil gemischter Nutzung mit begrüntem und kompaktem Stadtbild an der Stadteinfahrt Münchens geplant. Die Flächen für Büro und Verwaltung, Gewerbenutzungen, Läden, Restaurants, Hotels sind bereits überwiegend bebaut. Zu den weitgehend realisierten ca. 1.300 Wohnungen im geschützten Innenbereich werden durch Umstrukturierung von Kerngebieten zusätzlich ca. weitere 900 Wohneinheiten entstehen. 9 Funkkaserne Die ca. 24 ha große ehemalige Funkkaserne wird für geplant ca. 1.600 Wohnungen und ca. 1.000 Arbeitsplätze in Büros, Verwaltung, Einzel- und Großhandel, Läden, Gastronomie und Hotels umstrukturiert. Im östlichen Bereich wurde ein Künstlerhof in einem ehemaligen Kasernengebäude untergebracht. 10 Bayern Kaserne Auf dem bisher militärisch genutzten Gelände ist auf ca. 48 ha die Umstrukturierung zu Wohnungsbau für ca. 7.500 neue Einwohnerinnen und Einwohner sowie Schulen, Läden, Grün- und Sportflächen mit intensiver Beteiligung der Öffentlichkeit geplant. 11 Prinz-Eugen-Kaserne Im städtebaulichen Entwurf für die Überplanung des ca. 30 ha großen ehemaligen Kasernengeländes im Stadtbezirk Bogenhausen sind ca. 1.800 Wohneinheiten (Wohngeschossfläche von ca. 196.000 m² GF) sowie ca. 5.000 m² GF Handels- und Dienstleistungsflächen vorgesehen. 12 Messestadt Riem Auf dem ca. 560 ha großen ehemaligen Flughafengelände wurde die Entwicklung eines neuen Stadtteils mit insgesamt ca. 6.000 Wohnungen und ca. 13.000 Arbeitsplätzen geplant. Der 200 ha große Riemer Park (Gelände der Bundesgartenschau 2005) bietet ein umfangreiches Erholungsflächenangebot, die „Riem-Arcaden“ dienen als Rückgrat für die Versorgung des Stadtteils. Ca. 4.600 Wohnungen sowie zahlreiche Büros und Gewerbegebäude mit ca. 7.200 Arbeitsplätzen wurden bereits realisiert und bezogen. In weiteren Bauabschnitten sind noch insgesamt 1.400 Wohnungen und ca. 5.800 Arbeitsplätze geplant. 13 Vogelweideplatz Das durch verkehrliche Neustrukturierung im Rahmen des Tunnelausbaus am Mittleren Ring Ost neu entstandene Baugrundstück wird zusammen mit einem bestehenden Gewerbegebiet südlich der Einsteinstraße überplant. Das Wettbewerbsergebnis sieht ein Ensemble von fünf Hochhäusern mit einer Höhenentwicklung zwischen 43 m und 88 m vor (Kerngebiets- und Gewerbenutzung). Ziel der Entwicklung sind die Bildung einer markanten Stadteinfahrt vom Osten aus und die Aufwertung der Autobahnzufahrt. Hierzu ist jeweils für den Nord- und Südteil ein separater Bebauungsplan im Verfahren. 9 Funkkaserne barracks 14 Werksviertel München Eine der letzten großen Entwicklungsflächen in Innenstadtnähe mit hervorragender Anbindung an den Fernverkehr und sonstige öffentliche Verkehrsmittel wird auf ca. 38 ha zu einem neuen Stadtquartier entwickelt. Es soll eine innerstädtische Mischung aus Wohnen, Dienstleistungen, modernem Gewerbe, Einzelhandel, Gastronomie- und Freizeitnutzungen für ca. 1.000 Wohnungen und ungefähr 7.000 neue Arbeitsplätze entstehen. 15 Agfa-Gelände Das ca. 11 ha große ehemalige Betriebsgelände des „Agfa Camerawerks“ wird zu einem neuen Stadtquartier mit geplant ca. 1.000 Wohnungen, ca. 48.000 m² GF Gewerbe und Büros (davon bereits 38.100 m² baurechtlich entwickelbar) sowie öffentlichen Grünflächen entwickelt. 16 Baierbrunner Straße (Teilfläche ehemalige Siemenswerke Obersendling) Für das ca. 19,5 ha große ehemalige Siemens-Gelände wurde auf Basis eines Bebauungsplans mit der Realisierung eines neuen Stadtquartiers mit ca. 950 Wohnungen, ca. 200 Pflegeplätzen (Altenpflegezentrum), ca. 900 Arbeitsplätzen, öffentlichen Grünflächen, sozialen Infrastruktureinrichtungen und Grundschule sowie eines Nahversorgungsbereiches und gewerblich genutzten Bereichen begonnen. 17 Paulaner-Gelände Auf dem ca. 9 ha großen Gebiet der Paulaner-Brauerei wird ein qualitätsvolles innerstädtisches Wohnquartier unter Rücksichtnahme auf die bestehende Traditionsgaststätte „Paulaner am Nockherberg“ für annähernd 1.300 neue Wohnungen entwickelt. 18 Hochäckerstraße Die Grundstücke eines ehemaligen ortsansässigen Gärtnereibetriebes in Neuperlach werden auf ca. 18 ha überplant. Dabei soll ein neues Wohngebiet mit Geschosswohnungsbau und verdichtetem Einfamilienhausbau für ca. 1.100 Wohneinheiten entstehen. Des Weiteren sind Einzelhandel, mehrere Kindertageseinrichtungen, eine Einrichtung für Kinder und Jugendliche sowie großzügige Grün- und Freiflächen geplant. 19 EON-Gelände Auf rund 8 ha entlang der Drygalskiallee / Ecke Boschetsrieder Straße in Obersendling wird derzeit die planerische Voraussetzung für eine städtebauliche Neuordnung der heute unbebauten Flächen zugunsten eines neuen, attraktiven Wohn- und Arbeitsstandorts für bis zu 2.500 Bewohnerinnen und Bewohner geschaffen. 14 Werksviertel München A new urban district is taking shape on what is one of the last remaining development areas close to the inner city: a roughly 38 hectare site with excellent railway and public transport connections. An inner city mix of residential, services, modern commercial, retail as well as gastronomy and leisure space is to be developed for approx. 1,000 apartments and about 7,000 jobs. 15 Agfa Site The roughly 11 hectare site of the former Agfa Camerawerk is to be transformed into a new urban district with around 1,000 apartments, around 48,000 m² of floor space for commercial and office uses (of which building rights have already been obtained to develop 38,100 m²) and public open spaces. 16 Baierbrunner Strasse (part of the former Siemens works in Obersendling) Based on the development plan construction has already begun on this approx. 19.5 hectare former Siemens site to develop around 950 apartments, approx.. 200 places in a senior citizens’ care center, around 900 new jobs, public open spaces, social infrastructure institutions, a primary school, local shops and various commercially used buildings. The approx. 24 hectare former Funkkaserne barracks are being redeveloped to accommodate plans for around 1,600 apartments, around 78,000 m² of floor space and around 1,000 jobs (office and administration, retail and wholesale, shops, restaurants and hotels). On the eastern part of the site, an artists’ center is to be created in the former barracks building. 10 Bavarian Military Base The approx. 48 hectare premises, which have been used as a military base up until now, are to be restructured into residential building for approx. 7,500 new residents such as schools, shops, green and sport areas with intensive public participation. 11 Prinz-Eugen barracks An urban and landscape planning draft for the approx. 30 hectare site of this former military barracks in the Bogenhausen district plans the development of around 1,800 apartments (approx. 190,000 m² of residential floor space) as well as approx. 5,000 m² of floor space for retail and service businesses. 12 Messestadt Riem 17 Paulaner site A high-quality, inner city residential district with almost 1,300 new apartments is to be developed on the approx. 9 hectare large Paulaner Brewery site under the consideration of the existing traditional “Paulaner Am Nockherberg” restaurant. Development of a completely new urban district with around 6,000 apartments and some 13,000 jobs is planned on the approx. 560 hectare site of the former airport. The 200 hectare Riemer Park (which hosted the BUGA horticultural exhibition in 2005) provides an extensive range of leisure activities, while the Riem Arcades form the principal shopping center. Some 4,600 apartments plus offices and commercial buildings to accommodate 7,200 jobs have already been built and are now in use. An additional 1,500 apartments and roughly 5,800 jobs are to be created in further construction phases. 18 Hochäckerstrasse 13 Vogelweideplatz The approx. 18 hectare site of the former nursery in Neuperlach is to be redeveloped. A new residential area is to be developed with apartment complexes and condensed single family homes for approx. 1,100 housing units. The results of the urban development competition envisage five multistory buildings with heights of between 43 m and 88 m (for core area and commercial uses). The project aims to create a distinctive eastern gateway to the city and to upgrade the point of entry to the freeway. In addition a separate development plan is in process for each northern and southern section.
