12/13 Immobilien-Marktbericht München Real Estate Market Report Munich Der Wirtschaftsstandort München München bleibt weiterhin Deutschlands wirtschaftsstärkste und zukunftsfähigste Großstadt. In nationalen und internationalen Rankings zur allgemeinen Wirtschaftslage, zur Attraktivität des Immobilienstandortes oder zur Lebensqualität nimmt die Stadt Spitzenpositionen ein. Das belegt auch der aktuelle Städtevergleich der Initiative Neue Soziale Marktwirtschaft (INSM) in Kooperation mit der WirtschaftsWoche. Die Landeshauptstadt punktet vor allem durch ihre gute Wettbewerbsfähigkeit, die hohe Kaufkraft und die öffentliche Sicherheit. Der Wirtschaftsstandort ist gerade für hoch qualifizierte und gut ausgebildete Arbeitskräfte aus Deutschland und dem Ausland ein begehrter Standort. Sie arbeiten bei den Global Playern, im Mittelstand oder bei einer der vielen aufstrebenden Start-up-Firmen. In München haben sieben der im DAX 30 notierten Unternehmen ihren Hauptsitz. So viele wie in keiner anderen deutschen Großstadt. Die Münchner Cluster Automotive, Informations- und Kommunikationstechnologie, Life-Sciences, Luft- und Raumfahrttechnik, unternehmensnahe Dienstleistungen und Finanzwirtschaft sorgen für nachhaltige Innovationsimpulse. Diese günstigen Voraussetzungen, bekannt als die „Münchner Mischung“, stehen für eine ausgewogene, vielseitige und nachhaltige Wirtschaftsstruktur sowie ein langfristig hohes Wohlstandsniveau. Wissen, Kreativität und Innovation – die Erfolgsfaktoren Münchens Im globalen Wettbewerb sind Wissen und Innovation wichtige Ressourcen. München ist ein moderner Technologie- und Wissenschaftsstandort. Dazu tragen die öffentliche und halböffentliche Forschungsinfrastruktur, die 14 Hochschulen, die Max-Planck-Gesellschaft, die Fraunhofer-Gesellschaft, das Helmholtz-Zentrum München und die Leibniz-Gemeinschaft erheblich bei: Sie schaffen das Klima für Innovationen. Die Ludwig-Maximilians-Universität München und die Technische Universität München zählen zu den forschungsstärksten Hochschulen in Deutschland und Europa. Beide Universitäten erreichen Spitzenplätze bei der Einwerbung von Fördermitteln. National and international rankings reflecting the general economic situation, the attractiveness of real estate locations and quality of life issues all put the Bavarian capital right at the top – witness the findings of a recent city ranking list published by INSM (the Initiative New Social Market Economy) in cooperation with influential business weekly WirtschaftsWoche. The City of Munich scores particularly high marks for its keen competitive edge, its impressive purchasing power and its high standard of public safety. Munich is especially popular among highly qualified and well educated people from all over Germany and beyond. The people who come here work for global players, SMEs or one of the city’s many up-and-coming start-ups. No fewer than seven of the companies listed in the DAX 30 index of Germany’s top blue-chip firms are headquartered in Munich – more than in any other German city. Munich’s automotive, information and communication technology, life sciences, aerospace, corporate services and financial clusters deliver a steady stream of innovative stimulus. Such favorable conditions – the proverbial “Munich mix” – are rooted in the city’s balanced, highly diverse and sustainable Knowledge, creativity and innovation – Munich’s recipe for success Knowledge and innovation are vital resources in a world of global competition. Munich is acknowledged to be a modern hub of technology and science. The Bavarian capital thus aims to become the first German city to meet these ambitious power generation and climate protection goals. Innovative start-ups too have been given a successful platform in the shape of the internationally acclaimed Munich Technology Center (MTZ), which the Bavarian capital has been expanding and developing for the past 17 years. Openness, tolerance – and an outstanding quality of life A city’s attractiveness is critical to its economic success; and precious few urban centers manage to combine business with pleasure and traditional values with leadingedge dynamism the way Munich does. Mercer, a US consultancy, sees Munich as the city with the best quality of life in Germany. The Bavarian capital comes fourth out of a total of 221 rated cities worldwide. Understandably: The city on the Isar River boasts an excellent infrastructure, a low crime rate and a truly enviable quality of life. It is no wonder, then, that Munich attracts more young and skilled labor and more tourists year for year than any other German city. Overnight stays here hit a new peak of more than 12 million in 2011. Generously dimensioned parks and open spaces in the city itself, nearby lakes and the stunningly beautiful Alpine foothills combine to create ideal conditions for sport, recreation and leisure. Visitors and residents alike find inspiration in a wealth of artistic and cultural offerings of international standing. 12/13 Immobilien-Marktbericht Real Estate Market Report Market Conditions 1 As one of the most coveted locations in Europe, Munich remains a clear favorite for investors and property developers alike. In the 2011 European Regional Economic Growth Index (E-REGI), Munich and the surrounding region occupied an outstanding third place among 326 competitors from 33 European countries. The E-REGI index identifies those cities and regions that hold out the strongest economic development potential in the short to medium term, and that thus promise to attract the strongest demand for real estate. A high standard of prosperity and a balanced, singularly diverse economic structure make a compelling case for Munich, besides the fact that unemployment in the Bavarian capital is lower than in any other German city. With more than a million employees paying compulsory social insurance contributions here, Munich comes a close second after Berlin as the country’s largest venue for employment. To stay globally competitive, the City of Munich and its outlying districts and counties have joined forces to form the Munich Metropolitan Region (MMR). The MMR pools the resources and energies of the public sector, various chambers, the business community, society at large and the scientific community. It is thus perceived by the international community as an important and successful business region. Accounting for 43 percent of Bavaria’s population and nearly 50 percent of its GDP, this region is unquestionably the economic engine of the Free State. The MMR’s strong position within Germany was likewise reflected in the 2010 Prognos Future Atlas, which investigated the sustainable future outlook for all 412 districts and counties in Germany. Of the 30 member regions that make up the MMR, 20 ranked among the top 80 districts and counties in Germany with regard to their future prospects. Bucking the national trend, Munich is also forecast to experience significant population growth. In 2011, more babies were born than the city has seen for decades. Between now and 2030, the number of residents is projected to increase by more than 10 percent to 1.5 million. A substantial chunk of this growth will be attributable to inward migration both from other parts of Germany and from abroad. Well educated young people between the ages of 18 and 30 in particular are keen to move to the Bavarian metropolis. Such substantial net inward migration and Munich’s sustained popularity confronts the city in general and the real estate industry in particular with major challenges. Faced with demand for around 7,000 new dwellings per year, housing in the city is scarce. In response, the City of Munich is pressing ahead with “Wohnen in München” (Living in Munich), the country’s largest local government housing construction program, in which it plans to invest 800 million euros for urban housing development between 2012 and 2016. Permission has already been granted for the construction of 13,000 new homes. The biggest individual projects include Freiham Nord (3,000 homes), the conversion of the former industrial estate on Paul-Gerhardt-Allee (2,000 homes) and the revitalization of former military barracks. Right now, the City of Munich has suitable plots of land capable of accommodating around 50,000 new homes. Aktuell besteht in der Stadt ein Gesamtangebot an geeigneten Grundstücken für rund 50.000 Wohnungen. Brunnthal S 8 Salzburg 12/13 Immobilien-Marktbericht Real Estate Market Report 2 Büromarkt München 2012 Flächenumsatz gelände oder das ehemalige Siemensareal in München-Sendling sind nur zwei Ein Flächenumsatz von 860.300 m² hat dem Münchner Büromarkt das beste Jahres- Beispiele. 2011 kam es so in München zur Konversion von insgesamt 55.000 m² ergebnis seit 10 Jahren beschert. Bereits zum Halbjahr deutete sich ein gutes Jahr Bürofläche, die dem Büromarkt folglich nicht mehr zur Verfügung steht. Mit Blick auf dem Vermietungsmarkt an, in der zweiten Jahreshälfte wurden die Erwartungen auf das Jahr 2012 deutet sich diesbezüglich eine noch deutlich höhere Umnutzungs- dann nochmal deutlich übertroffen, so dass am Ende des Jahres ein um 47 % höherer leistung von mehr als 150.000 m² an. Flächenumsatz in den Büchern steht als im Vorjahr. Betrachtet man nur die reine Vermietungsleistung von 791.700 m², also ohne Berücksichtigung von Eigennutzern, Nachfrage so liegt auch dieser Wert mit 39 % deutlich über dem Vorjahresniveau. Großflächige Anmietungen kamen im letzten Jahr vornehmlich aus dem Bereich des M.Pire, Lage/Location: Parkstadt Schwabing verarbeitenden und produzierenden Gewerbes (228.000 m²), einer – u.a. bedingt durch Während die Anzahl der Abschlüsse im Vergleich zum Vorjahr nur geringfügig um den starken Automotivesektor in München – seit jeher wichtigen Branche für den weniger als 1 % angestiegen ist, hat sich die Vermietungsleistung in beinahe allen Bürovermietungsmarkt. Alleine die vier Global Player BMW, MAN, Osram sowie Bosch Flächensegmenten erhöht. Dies gilt insbesondere für das Segment über 5.000 m², haben zusammen 150.000 m² Bürofläche im Marktgebiet angemietet. The market subsegments in the surrounding area made up a considerably smaller portion of the total volume, at just 22%. These sub-segments were, however, dominated by sub-segment, located in the northeast of Munich, which accounted for 13% (101,000 m²) of total take-up of space, the second highest activity level among all sub-segments. Gerade ausländische Retailer zielen etwa mit Flagship-StoreKonzepten auf den Münchner Markt und dessen begehrte Lauflagen wie die Neuhauser- und Kaufingerstraße. Ganz unweigerlich lässt diese Knappheitssituation nun schon seit Jahren die Einzelhandelsmieten kontinuierlich steigen. Im Jahr 2011 haben sich die Münchner Einzelhandelsmieten der 1A- und 1B-Lagen um durchschnittlich 3 % erhöht; in absoluter Spitzenlage sogar um knapp 5 %. Unter diesen günstigen Bedingungen sind Münchner Einzelhandelsobjekte in den vergangenen Monaten insbesondere bei risikoaversen Investoren in den Fokus gerückt. Diese hohe Wertschätzung hat 2011 für eine weitere Verteuerung der Einzelhandels- bzw. Geschäftshausinvestments gesorgt. Die Rendite für Spitzenobjekte in Top-Lagen ist folglich unter die 4-%-Marke gerutscht. Für das kommende Jahr ist grundsätzlich mit weiteren Mietsteigerungen zu rechnen. Sinkende Renditen sind für 2012 hingegen nicht zu erwarten. In den kommenden Jahren sind verschiedene, spannende Projekte anhängig: Die Sanierung der unterirdischen Zwischengeschosse am Marienplatz und am Münchner Hauptbahnhof sind nur zwei erwähnenswerte Beispiele. Der Markt für Industrie- und Lagerflächen Bereits zur Jahresmitte deutete sich ein erfolgreiches Jahr auf dem Markt für Industrie- und Logistikflächen mit einer hohen Vermietungsleistung an, die in der zweiten Jahreshälfte noch einmal deutlich zugelegt hat. Insgesamt konnten im vergangenen Jahr ca. 323.000 m² Industrie- und Logistikflächen (ohne Eigennutzer und anteilige Büroflächen) auf dem Münchner Markt vermietet werden. Damit liegt der Umsatz 14,9 % oder 42.100 m² über dem Vorjahreswert, bezogen auf die Anzahl der Abschlüsse jedoch lediglich 1,2 % darüber. Demzufolge hat sich die durchschnittliche Flächengröße der Abschlüsse bei konstanter Anzahl eben dieser erhöht. Die anhaltend positiven Vorzeichen für den Konsum und die nachhaltige Kauflaune haben 2011 für eine hohe Nachfrage auf Seiten der Handelsunternehmen gesorgt, die für ein Drittel des Umsatzes, was 107.000 m² entspricht, verantwortlich zeichnen. Logistikdienstleister sowie Industriezulieferer folgen mit einem Umsatz von 69.000 m² bzw. 50.000 m² und sind damit ebenfalls prägend für das Marktgeschehen. Während sowohl bei Handelsunternehmen als auch bei Industrieunternehmen ein Anstieg der Vermietungsleistung von 13,0 % bzw. 26,7% zu verzeichnen ist, kann für Logistikdienstleister ein Rückgang des Flächenumsatzes von 32,3 % im Vorjahresvergleich festgehalten werden. Getrieben durch die gute Vermietungsleistung hatte sich bereits zur Jahreshälfte eine Angebotsverknappung angedeutet, die sich im zweiten Teil des Jahres nochmal verschärft hat. Bei den Logistikflächen der neuesten Generation (> 5.000 m², > 8,0 m UKB mit Andocktoren oder Rampenandienung) hat sich der Leerstand im Vergleich zum Vorjahr mehr als halbiert und rangiert zum Jahresende 2011 bei lediglich 1,2 % oder 17.400 m². Die sich zuspitzende Verknappung des Angebots hat bisweilen nur vereinzelt Auswirkungen auf das Mietniveau gehabt. Die flächengewichtete Durchschnittsmiete bewegt sich zwischen 5,20-5,50 u/m² (ohne etwaige Incentives) und kann je nach Lage und Ausstattung des Objekts entsprechend abweichen. Die Spitzenmiete bewegt sich bei Betrachtung des Gesamtmarktes ebenfalls konstant bei 6,20 u/m² und damit auf Vorjahresniveau. Innerhalb des Stadtgebietes erreichen die Mieten für hochwertige Industrieflächen Werte von bis zu 8,50 u/m². Auf das gute Halbjahresergebnis folgte ein noch besseres Jahresergebnis, das dem Münchner Industrie- und Logistikmarkt den besten Flächenumsatz seit Aufzeichnungsbeginn bescherte. Dies spiegelt die stabile wirtschaftliche Entwicklung im Großraum München wider und ist Zeichen für die stetig steigende Bedeutung der Industrie- und Logistikbranche am Standort. Aufgrund des knappen Flächenangebots sehen wir die Zeit für neue Projektentwicklungen gekommen, die derzeit nur sehr sporadisch auf dem Markt zu sehen sind. Für das laufende Jahr gehen wir von einem Flächenumsatz aus, der in einem Bereich von 250.000 m²-270.000 m² liegen kann. 3 The retail market The Munich retail market, particularly in the top locations, faces a situation in which there is a clearly lopsided relationship, with high demand for shop space on the one hand, but a low supply of the same type of space on the other. Foreign retailers in particular are targeting the Munich market and its sought-after pedestrian shopping areas, such as Neuhauserstrasse and Kaufingerstrasse, including with new flagship stores. Inevitably, the resulting shortage, which has persisted for years now, continues to push retail rents upward. In 2011, rents for retail space in prime locations in Munich rose by an average of 3%, with an even sharper increase of nearly 5% in absolute top locations. Under these favorable conditions, retail properties in Munich have increasingly taken center stage over the past few months, especially among risk-averse investors. This high level of appreciation brought further increases in the prices of retail and commercial building investments in 2011. Yields for prime properties in top locations slid to below the 4% mark as a result. We expect rents to continue to rise as a basic principle in the coming year, but yields are not expected to decrease in 2012. Various exciting projects are scheduled for the next few years, with the renovation of the underground sublevels at Marienplatz and the main train station just two noteworthy examples. 4 The market for industrial and storage space As early as midyear, it became apparent that 2011 would be a successful year on the market for industrial and logistics space, with high leasing volume that rose again by a considerable margin in the second half of the year. In total, approximately 323,000 m² of industrial and logistics space (not including owneroccupants and portions used as office space) was rented on the Munich market last year, putting total take-up of space 14.9%, or 42,100 m², above the previous year’s figure, while the number of signings was up by a mere 1.2%. According to these results, the average amount of space involved in new signings has risen even as the number of new leases has remained constant. Sustained positive signs on the consumer market and ongoing consumer confidence spurred demand among retailers in 2011, with this group responsible for one-third of the total take-up of space, at 107,000 m². Logistics service providers and industrial suppliers followed, with volume of 69,000 m² and 50,000 m², respectively, making both groups also important in terms of activity on the market. While leasing performance was up among both retailers and industrial firms, which saw increases of 13.0% and 26.7%, respectively, the amount of space taken up by logistics service providers declined by 32.3% year on year. Driven by excellent leasing performance, there were signs of an emerging supply shortage as early as midyear, a trend that became even more pronounced in the second part of the year. Among the latest generation of logistics spaces (> 5,000 m², > 8.0 m clearance height with docking gates or loading dock delivery areas), vacancies fell by more than half from the previous year’s levels, amounting to just 1.2%, or 17,400 m², at the end of 2011. The increasing shortage of supply has had only isolated effects on rent levels so far. The average rent, adjusted for available space, is in the € 5.20-5.50/m² range (without incentives, if any), and may vary accordingly depending on the property’s location and features. Prime rents are also holding steady at last year’s level for the market as a whole, at € 6.20/m². Within city limits, rents for high-end industrial spaces can reach up to € 8.50/m². The good result reflects the stable economic development taking place in the Munich metropolitan area and is a sign of the steadily increasing importance of the industrial and logistics sectors in this area. Due to the short supply of space, we believe the time has come for new development projects, which are currently few and far between on the market. We expect total take-up of space for this year to fall somewhere in the area of 250,000 m² to 270,000 m². The sales volume spent on land for residential construction rose a further 12% over the level seen last year. Take-up of space increased by 10%, with a substantial portion of the increase attributable to one large plot of land, occupying approximately 6.4 ha. The independent panel of real estate experts Gutachterausschuss München registered 60 purchase agreements during the first three quarters of 2011. The market for land for commercial construction slackened year on year, with just 23 notarially recorded purchase agreements being transmitted to the panel of experts for all of 2011. Of that figure, 13 of the plots of land were intended for traditional manufacturing and industrial uses and ten were to be used for construction of new office and commercial buildings or hotels. Both sales volume and take-up of space lagged noticeably behind the previous year’s levels. Sales volume in this market sub-segment in Munich fell by 45%, and take-up of space was down 32%. The supply of land for development of retail properties remains very limited. Most of these properties are owned by public agencies and have been set aside for larger new developments as part of urban planning processes. We do not expect to see any substantial changes in these factors next year; on the contrary, land prices are highly likely to continue to rise in 2012. The Investment market Der Markt für Baugrundstücke 6 After the first half of 2011 saw very little transaction volume, at only about € 751 million, the second half brought a considerable increase in demand: Investment volume in the last six months of the year came to € 2.14 billion, some 74% of the total annual volume of € € 2.89 billion. Buyers’ focus at this time was no longer solely on office properties, the dominant asset class in the past (approximately 46% of the total volume), but had expanded to include retail properties as well (approximately 30% of the total). One of the biggest transactions of the year fell within this segment, when the American pension fund TIAA-CREF purchased the PEP shopping center for just under € 410 million. By contrast to the previous year, international investors resumed noticeably higher levels of activity on the Munich investment market. On the seller side, this group accounts for nearly 29% of the total volume, while investors of international origin account for an even bigger share on the buyer side, at almost 38%. In distinguishing among the various investor groups, not only private equity firms, private investors, and pension funds – typical investors with high equity use, accounting for between 12 and 17% of transaction volume – but also project developers and building contractors deserve special mention. This group bought the most real estate, at nearly € 630 million in all, contributing almost 21.8% to the overall transaction volume. On the seller side as well, project developers played the biggest role in 2011, with nearly € 690 million in sales volume, or just under 24% market share, being registered for this group. They were followed by open-ended and special funds, accounting for 18.5% of the total sales volume. The bulk (88.9%) of the transaction volume recorded is attributable to the safety-oriented, risk-averse core and/or core plus segment. An increasing number of investors are, however, also becoming interested in value-added or opportunistic investments. With demand for core investments high and the supply of these products low, prime yields in all asset classes held steady over the year, with top office properties at 4.5%, prime retail properties at 3.75%, and logistics properties at 6.9%. We expect that investment activity will slow down somewhat after above-average performance in 2011, but that transaction volume will be significantly above the € 2 billion mark in 2012 as well. Im ersten bis dritten Quartal des Jahres 2011 registrierte der Gutachterausschuss München 60 Kaufverträge. Der Markt von gewerblichen Baugrundstücken hat gegenüber dem Vergleichszeitraum im Vorjahr nachgelassen. Dem Gutachterausschuss wurden für den Berichtszeitraum 2011 nur 23 notariell beurkundete Kaufverträge übermittelt. Davon waren 13 Grundstücke für klassische, produzierende oder verarbeitende Gewerbenutzung vorgesehen und 10 Grundstücke für den Neubau von Büro- und Geschäftshäusern oder Hotels. Der Geld- und Flächenumsatz lag deutlich unter dem Vorjahresniveau. Auf diesem Teilmarkt in München sanken der Geldumsatz um 45 % sowie der Flächenumsatz um 32 %. Das Angebot an Entwicklungsgrundstücken für Einzelhandelsnutzungen ist weiterhin sehr limitiert. Diese Liegenschaften sind größtenteils im Eigentum der öffentlichen Hand und wurden im Rahmen von Bauleitplanverfahren für größere Neubaugebiete ausgewiesen. Die Vergabe solcher Grundstücke erfolgt in der Regel im Rahmen eines Bieterverfahrens zur Ermittlung des Höchstgebotes.Wir gehen davon aus, dass sich an den beschriebenen Faktoren auch im nächsten Jahr nicht viel ändern wird. Es ist vielmehr sehr wahrscheinlich, dass Boden- bzw. Grundstückswerte auch 2012 weiter steigen werden. Der Investmentmarkt Während im ersten Halbjahr 2011 mit rund 751 Mio. u noch recht wenig Transaktionsvolumen verbucht werden konnte, hat insbesondere die zweite Jahreshälfte für einen Nachfrageschub gesorgt: In den letzten 6 Monaten des Jahres wurde mit einem Anlagevolumen von 2,14 Mrd. u gut 74 % des Gesamtjahresumsatzes von 2,89 Mrd. u erzielt. Der Fokus der Käufer lag dabei nicht mehr nur auf der in der Vergangenheit dominierenden Assetklasse der Büroimmobilien (Anteil am Gesamtumsatz: ca. 46 %), sondern vielmehr auch auf Einzelhandelsimmobilien (Anteil am Gesamtumsatz: ca. 30 %). Eine der größten Transaktionen des Jahres war so auch der Verkauf des Shopping-Centers „PEP“, welches vom US-amerikanischen Pensionsfonds „TIAACREF“ für knapp 410 Mio. u erworben wurde. Anders als noch im Vorjahr sind internationale Investoren wieder deutlich stärker am Münchner Investmentmarkt aktiv geworden. Auf Verkäuferseite liegt deren Anteil am Gesamtumsatz bei fast 29 %, auf Käuferseite liegt der Anteil der Investoren internationaler Herkunft sogar bei annähernd 38 %. In der Unterscheidung der Investorengruppen gilt es, neben Private-Equity-Gesellschaften, Privatinvestoren und Pensionsfonds – als typische Anleger mit hohem EK-Einsatz und einem Anteil am Transaktionsumsatz zwischen 12 % und 17 % – insbesondere die Projektentwickler und Bauträger zu nennen. Diese kauften mit knapp 630 Mio. u die meisten Immobilien und trugen fast 21,8 % zum Gesamtumsatz bei. Auf Verkäuferseite spielten die Projektentwickler 2011 die größte Rolle: Annähernd 690 Mio. u Verkaufsvolumen oder knapp 24 % Marktanteil wurden für diese registriert. Es folgt die Gruppe der Offenen Fonds bzw. der Spezialfonds. Deren Anteil am Verkaufsvolumen beläuft sich auf 18,5 %. Das Gros (88,9 %) des erfassten Transaktionsumsatzes ist dem sicherheitsorientierten, risikoaversen Core- bzw. Core-Plus-Segment zuzuschreiben. Zunehmend mehr Investoren interessieren sich darüber hinaus aber auch für Value-add- oder opportunistische Investments. Unter der hohen Nachfrage an Core-Investments und dem gleichzeitig begrenzten Angebot derartiger Produkte sind die Spitzenrenditen aller Assetklassen im Jahresverlauf konstant geblieben: Top-Büroobjekte liegen bei 4,5 %, Spitzen-Einzelhandelsimmobilien bei 3,75 % und Logistikimmobilien bei 6,9 %. Wir erwarten, dass sich das Investmentgeschehen nach dem überdurchschnittlichen Jahr 2011 zwar etwas beruhigen wird, der Transaktionsumsatz jedoch auch 2012 wieder deutlich über der 2 Mrd.-u -Marke liegen wird. Wie schon 2011 werden auch in den bevorstehenden 12 Monaten Anleger mit hohem EK-Einsatz deutlich Vorteile haben. Wir gehen für die ersten Monate des neuen Jahres davon aus, dass keine wesentlichen Veränderungen bei den Spitzenrenditen eintreten werden. 12/13 Immobilien-Marktbericht Real Estate Market Report Bemerkung: Der Propertyindex Immax ist im 4. Quartal 2011 wie erwartet weiter gesunken und liegt zum Jahresende bei 2,20. Insbesondere der in der zweiten Jahreshälfte nochmal anziehende Vermietungsumsatz mit der einhergehenden Reduktion des Leerstands, hat den Rückgang um 0,53 Punkte gegenüber dem Vorquartal bzw. um 1,28 Punkte gegenüber dem Endjahresstand 2010 deutlich höher ausfallen lassen, als noch zu Jahresbeginn erwartet. Für das nächste Quartal ist mit einem weiteren, jedoch geringeren Rückgang des Immax zu rechnen. Grund für diese Annahme ist das geringe Neubaufertigstellungsniveau in 2012 sowie die aktuell kurz vor Abschluss stehenden Mietverträge, die im Vorjahresvergleich einen weniger verhaltenen Jahresanfang auf dem Vermietungsmarkt erwarten lassen. The decline by 0.53 points compared to the previous quarter or by 1.28 point compared to year-end results in 2012 was significantly more than was expected at the beginning of the year. A further however lower fall in the Immax is expected in the next quarter. This forecast is based on the slight number of new building completions in 2012 as well as the pending lease contracts, which is expected to be less refrained on the leasing market at the beginning of the year compared to the previous year. Geplant sind ca. 80 Wohnungen und ca. 510 Arbeitsplätze. Now that the publisher Süddeutscher Verlag has moved out, a service and retail project is being developed on this 1.1 hectare site. Around 80 apartments and around 510 jobs are planned. 2 Central railway areas (Central Station – Laim – Pasing) 2 Zentrale Bahnflächen (Hauptbahnhof – Laim – Pasing) Apartments for around 16,000 people and jobs for around 19,000 people are being planned and developed on a 7 km long 173 hectare site. Some 5,000 apartments and facilities for nearly 8,000 jobs are already nearing completion in the Nymphenburg South, Laim, Hirschgarten and Arnulfpark districts. In the Hirschgarten district, work has begun on the development of a further 6,000 jobs. The commercial facility and shopping mall to be topped by apartments around Pasing Station is likewise close to completion. The transshipment facility east of Offenbachstrasse is due to commence marketing activities this year. Finally, an urban land use plan is being prepared to develop apartments and workspace on a 37 hectare site on Paul-Gerhardt Allee. Auf insgesamt ca. 173 ha entlang eines 7 km langen Entwicklungsbandes werden Wohnungen für ca. 16.000 Einwohnerinnen und Einwohner sowie Arbeitsstätten für ca. 19.000 Arbeitsplätze geplant und realisiert. Im Bereich Hirschgarten wurde mit der Realisierung von weiteren 6.000 Arbeitsplätzen begonnen. Die Bebauung rund um den Bahnhof Pasing für Geschäftsbau und Einkaufszentrum mit darüber liegenden Wohnungen ist nahezu fertiggestellt. Das Stückgutgelände östlich der Offenbachstraße geht dieses Jahr in die Vermarktung. Im letzten Bereich Paul-Gerhardt-Allee ist für ca. 37 ha ein Bebauungsplan für die Entwicklung von Wohnen und Arbeiten auf Basis eines städtebaulichen Wettbewerbes in Bearbeitung. 3 Freiham On Munich’s western outskirts, only 12 km from the city center, a new urban district is being developed to accommodate between 9,000 and 10,000 apartments and create around 7,500 new jobs. The construction of a commercial site south of Bodenseestrasse for around 7,500 jobs has almost been completed (administration, services, retail, high-tech companies, manufacturing and skilled crafts). Phase one of the project north of Bodenseestrasse is currently in progress and will ultimately accommodate around 3,000 apartments. 3 Freiham Am westlichen Stadtrand, ungefähr 12 km vom Zentrum entfernt, wird auf ca. 350 ha ein neuer Stadtteil für geplant insgesamt ca. 9.000 – 10.000 Wohnungen und ca. 7.500 Arbeitsplätze entwickelt. Der erste Realisierungsabschnitt nördlich der Bodenseestraße für geplant ca. 3.000 Wohnungen wird sukzessive entwickelt. 4 Luitpold barracks/Dachauer Strasse A new mixed-use district is currently being developed mainly for residential use as well as for cultural and higher educational facilities on a roughly 20 hectare site on the former Luitpold barracks and the adjacent Dachauer Strasse. Around 900 apartments and approx. 770 new jobs are planned. 4 Luitpold-Kaserne/Dachauer Straße Auf dem ca. 20 ha großen Gelände der ehemaligen Luitpold-Kaserne und dem anschließenden Gelände an der Dachauer Straße wird ein neues, gemischt genutztes Quartier mit überwiegend Wohnungsbau sowie kultureller Nutzung und Hochschuleinrichtungen entwickelt. Dabei sind ca. 900 Wohnungen und ca. 770 Arbeitsplätze in Planung. 5 Former gasworks site This roughly 9 hectare section of the former gasworks site, right next to the Munich Technology Center (MTZ) and extending as far as uptown Munich and the municipal utility company’s HQ, is being redeveloped to accommodate a mix of residential and commercial facilities plus a bus garage. 5 Ehemaliges Gaswerksgelände Der ca. 9 ha große Teilbereich des ehemaligen Gaswerksgeländes in unmittelbarer Nachbarschaft zum Münchner Technologiezentrum MTZ, zum Uptown Munich und zur Stadtwerkszentrale wird mit einer Mischung aus Wohnen und Gewerbe umstrukturiert. 6 Knorr-Bremse site, Milbertshofen, Moosacher Strasse The former premises of Knorr-Bremse are being redeveloped. Approx. 40,000 m² of floor space for basic commercial uses and around 2,000 jobs are to be developed on the northern part of the site, while around 147,000 m² of premium commercial space and a further 33,000 m² for core area uses and around 3,800 jobs is being developed on the southern part. Through the redevelopment of the core areas to develop residential space on the western part, a new building law for approx. 400 new apartments is currently being imposed. 6 Gelände Knorr-Bremse, Milbertshofen, Moosacher Straße Das ehemalige Betriebsgelände der Firma Knorr-Bremse wird umstrukturiert. Für den Nordteil sind ca. 40.000 m² GF einfache gewerbliche Nutzungen mit ca. 2.000 Arbeitsplätzen, für den Südteil ca. 147.000 m² GF höherwertige Gewerbe- und ca. 33.000 m² Kerngebietsnutzungen mit ca. 3.800 Arbeitsplätzen geplant. Im westlichen Bereich wird derzeit durch die Umstrukturierung von Kerngebiets- in Wohnflächen Baurecht für ca. 400 neue Wohnungen geschaffen. 7 Leopoldstrasse/Johann-Fichte-Strasse 7 Leopold-/Johann-Fichte-Straße An urban district for a planned total of around 89,000 m² floor space is being developed on the 4.2 hectare site of wholesaler Metro and the Holiday Inn. Around 30 % of the site is earmarked for (approx. 270) apartments, 40 % for hotel and conference uses and 40 % for core area uses. Facilities for a total of 1,400 jobs are being developed too. 8 Domagk-/Leopoldstraße 8 Domagkstrasse/Leopoldstrasse Auf dem 4,2 ha großen Gelände des Großmarktes Metro und des Hotels Holiday-Inn wird ein urbanes Stadtquartier für geplant insgesamt ca. 89.000 m² GF, 30 % (ca. 270) Wohnungen, 40 % Hotel- und Kongressnutzung, 40 % kerngebietstypische Nutzungen sowie insgesamt ca. 1.400 Arbeitsplätze entwickelt. Das ca. 10,7 ha große ehemalige Telekom-Gelände und der Bereich ehemaliger Fertigungshallen für Haushaltsgeräte wird neu entwickelt. Ca. 60.400 m² GF mit ca. 600 Wohnungen sind bereits nahezu fertiggestellt. Für höherwertige Gewerbenutzungen stehen noch ca. 60.900 m² GF für ca. 920 Arbeitsplätze zur Verfügung. Office and administration space, commercially used buildings, shops, restaurants, hotels have all mainly been completed. Most of the around 1,300 apartments in the secured inner area have been completed as well. Due to the redevelopment of the core area, another approx. 900 apartments are to be built. Zu den weitgehend realisierten ca. 1.300 Wohnungen im geschützten Innenbereich werden durch Umstrukturierung von Kerngebieten zusätzlich ca. weitere 900 Wohneinheiten entstehen. 9 Parkstadt Schwabing 15 „Rund um den Ostbahnhof“ 15 “Around the Ostbahnhof Station” Die ca. 24 ha große ehemalige Funkkaserne wird für geplant ca. 1.600 Wohnungen und ca.1.000 Arbeitsplätze aus Büros, Verwaltung, Einzel- und Großhandel, Läden, Gastronomie und Hotels umstrukturiert. Im östlichen Bereich wird ein Künstlerhof in einem ehemaligen Kasernengebäude untergebracht. 16 Welfenstraße 16 Welfenstrasse 11 Bayern Kaserne 17 Agfa-Gelände 17 Agfa site 10 Funkkaserne Auf dem bisher militärisch genutzten Gelände ist auf ca. 48 ha die Umstrukturierung mit fast ausschließlich Wohnungsbau für ca. 6.000 neue Einwohnerinnen und Einwohner geplant. 12 Prinz-Eugen-Kaserne Im städtebaulichen Entwurf für die Überplanung des ca. 30 ha großen ehemaligen Kasernengeländes im Stadtbezirk Bogenhausen sind ca. 1.800 Wohneinheiten (Wohngeschossfläche von ca. 190.000 m² GF) sowie ca. 5.000 m² GF Handels- und Dienstleistungsflächen vorgesehen. 13 Messestadt Riem Auf dem ca. 560 ha großen ehemaligen Flughafengelände ist die Entwicklung eines neuen Stadtteils mit insgesamt ca. 6.000 Wohnungen und ca. 13.000 Arbeitsplätzen geplant. Der 200 ha große Riemer Park (Gelände der Bundesgartenschau 2005) bietet ein umfangreiches Erholungsflächenangebot, die „Riem-Arcaden“ dienen als Rückgrat für die Versorgung des Stadtteils. Ca. 4.600 Wohnungen sowie zahlreiche Büros und Gewerbegebäude mit ca. 7.200 Arbeitsplätzen wurden bereits realisiert und bezogen. In weiteren Bauabschnitten sind noch insgesamt 1.400 Wohnungen und ca. 5.800 Arbeitsplätze geplant. 14 Vogelweideplatz Das durch verkehrliche Neustrukturierung im Rahmen des Tunnelausbaus am Mittleren Ring Ost neu entstandene Baugrundstück wird zusammen mit einem bestehenden Gewerbegebiet südlich der Einsteinstraße überplant. Das Wettbewerbsergebnis sieht ein Ensemble von fünf Hochhäusern mit einer Höhenentwicklung zwischen 43 m und 88 m vor (Kerngebiets- und Gewerbenutzung). Ziel der Entwicklung ist die Bildung einer markanten Stadteinfahrt von Osten aus und die Aufwertung der Autobahnzufahrt. Hierzu ist ein Bebauungsplan im Verfahren. Eine der letzten großen Entwicklungsflächen in Innenstadtnähe mit hervorragender Anbindung an die FernBahn und sonstige öffentliche Verkehrsmittel wird auf ca. 38 ha zu einem neuen Stadtquartier entwickelt. Es soll eine innerstädtische Mischung aus Wohnungen, Dienstleistungen, modernem Gewerbe, Einzelhandel, Gastronomie- und Freizeitnutzungen entstehen. Auf dem bisher gewerblich genutzten Areal von ca. 9 ha werden auf Grundlage eines rechtsverbindlichen Bebauungsplans ca. 500 Wohneinheiten und ca. 400 Arbeitsplätze errichtet. Das ca. 11 ha große ehemalige Betriebsgelände des „Agfa Camerawerks“ wird zu einem neuen Stadtquartier mit geplant ca.1.000 Wohnungen (Bauleitplanung im Verfahren), ca. 48.000 m² GF Gewerbe und Büros (davon bereits 38.100 m² baurechtlich entwickelbar) sowie öffentlichen Grünflächen entwickelt. 18 Baierbrunner Straße (Teilfläche ehemalige Siemenswerke Obersendling) Für das ca. 19,5 ha große ehemalige Siemens-Gelände wurde auf Basis eines Bebauungsplanes mit der Realisierung eines neuen Stadtquartiers für ca. 950 Wohnungen, ca. 200 Pflegeplätze (Altenpflegezentrum), ca. 900 Arbeitsplätze, öffentlichen Grünflächen, sozialen Infrastruktureinrichtungen und Grundschule sowie eines Nahversorgungsbereiches und gewerblich genutzten Bereichen begonnen. 19 Paulaner-Gelände Auf dem ca. 9 ha großen Gebiet der Paulaner-Brauerei wird ein qualitätsvolles, innerstädtisches Wohnquartier unter Rücksichtnahme auf die bestehende Traditionsgaststätte „Paulaner am Nockherberg“ für annähernd 1.400 neue Wohnungen entwickelt. 20 Hochäckerstraße A new urban district is taking shape on what is one of the last remaining development areas close to the inner city: a roughly 38 hectare site with excellent railway and public transport connections. A mixed-use district featuring apartments, services, modern businesses, retail, restaurants and leisure facilities is planned. Based on a ratified development plan, around 500 apartments as well as 400 jobs are to be developed on this 9 hectare former commercial site. The roughly 11 hectare site of the former Agfa Camerawerk is to be transformed into a new urban district with around 1,000 apartments (urban land-use planning is already in progress), around 48,000 m² of floor space for commercial and office uses (of which building rights have already been obtained to develop 38,100 m²) and public open spaces. 18 Baierbrunner Strasse (part of the former Siemens works in Obersendling) Based on the development plan construction has already begun on this approx. 19.5 hectare former Siemens site to develop around 950 apartments, approx.. 200 places in a senior citizens’ care center, around 900 new jobs, public open spaces, social infrastructure institutions, a primary school, local shops and various commercially used buildings. 19 Paulaner site A high-quality, inner city residential district with almost 1,400 new apartments is to be developed on the approx. 9 hectare large Paulaner Brewery site under the consideration of the existing traditional “Paulaner Am Nockherberg” restaurant. A new site is to be developed mainly for residential use (approx. 1,000 apartments) and some commercial areas according to the development plan for the almost 10 hectare site on Boschetsrieder Strasse at the corner of Drygalskiallee in Obersendling. 10 Funkkaserne barracks The approx. 24 hectare former Funkkaserne barracks are being redeveloped to accommodate plans for around 1,600 apartments, around 78,000 m² of floor space and around 1,000 jobs (office and administration, retail and wholesale, shops, restaurants and hotels). On the eastern part of the site, an artists’ center is to be created in the former barracks building. 11 Bavaria barracks Used up to now for military purposes, this roughly 48 hectare site is to be redeveloped almost exclusively for residential use. It is planned to house approx. 6,000 new residents. 12 Prinz Eugen barracks An urban and landscape planning draft for the approx. 30 hectare site of this former military barracks in the Bogenhausen district plans the development of around 1,800 apartments (approx. 190,000 m² of residential floor space) as well as approx. 5,000 m² of floor space for retail and service businesses. 13 Messestadt Riem Development of a completely new urban district with around 6,000 apartments and some 13,000 jobs is planned on the approx. 560 hectare site of the former airport. The 200 hectare Riemer Park (which hosted the BUGA horticultural exhibition in 2005) provides an extensive range of leisure activities, while the Riem Arcades form the principal shopping center. Some 4,600 apartments plus offices and commercial buildings to accommodate 7,200 jobs have already been built and are now in use. An additional 1,500 apartments and roughly 5,800 jobs are to be created in further construction phases. 14 Vogelweideplatz The change in the transport system due to expansion of the tunnel at Mittlerer Ring Ost has freed up new building land that is now being redeveloped in conjunction with the existing commercial site south of Einsteinsteinstrasse. The results of the urban development competition envisage five multistory buildings with heights of between 43 m and 88 m (for core area and commercial uses). The project aims to create a distinctive eastern gateway to the city and to upgrade the point of entry to the freeway.
