Ruhr Der Markt für Wohn- und Geschäftshäuser in Mülheim an der Ruhr wird von einem krassen Gegensatz geprägt. Während die Zahl der Verkäufe im Vergleich zum Vorjahr um 17 % auf 181 stieg, sank das Umsatzvolumen um 17 % auf etwas mehr als 55 Mio. EUR. Es wurden wieder vermehrt kleinere Immobilien gehandelt und so verringerte sich auch der Durchschnittspreis auf 304.000 EUR. Auch einfachere Lagen gefragt 2012 war der Gesamtumsatz vor allem aufgrund des außergewöhnlich hohen Transaktionsvolumens im Stadtteil Menden-Holthausen mit seinen Ortsteilen Menden, Holthausen, Raadt und Ickten von allein knapp 25 Mio. EUR noch deutlich gestiegen. 2013 wurden hier noch nicht einmal 2 Mio. EUR umgesetzt, was ein Ausdruck des dort herrschenden Angebotsmangels ist. Demzufolge erstreckt sich die Nachfrage mittlerweile auch auf mittlere Lagen außerhalb von Menden und Saarn, wo die Preise niedriger sind. Im Gebiet nördlich der Aktienstraße mit den Stadtteilen Styrum und Dümpten wurde mit 50 Verkäufen auch die höchste Zahl der gehandelten Objekte registriert, gefolgt von Broich und Speldorf (insgesamt 46) und Mülheim-Mitte (40). Besonders in Broich ist in Zukunft mit einer positiven und dynamischen Entwicklung zu rechnen, da dort bis Anfang 2015 der neue Campus der Hochschule Ruhr West fertiggestellt wird. Dieser soll für bis zu 2.500 Studienplätze konzipiert sein und lässt den Stadtteil zu einem begehrten Wohnquartier für Studenten werden. Eine erhöhte Nachfrage wurde auch für den Stadtteil Heißen registriert. Grundsätzlich konzentriert sich die Nachfrage auf reine Wohnhäuser. Immobilien mit Gewerbeanteil stoßen insbesondere in der Innenstadt nur auf ein geringes Interesse. Institutionelle und ausländische Investoren treten als Käufer kaum in Erscheinung. Verkäufer sind zu mehr als 80 % Privatpersonen. Beliebter Wohnstandort Die Beliebtheit Mülheims als Wohnstandort im Ruhrgebiet bei einem noch vergleichsweise niedrigen Preisniveau wird von den Anlegern geschätzt. Das Verhältnis von Angebot und Nachfrage ist nahezu ausgeglichen. Die Investoren prüfen die Objekte sehr genau und schnelle Verkäufe sind nicht die Regel. In den guten und sehr guten Lagen ist die Nachfrage lebhafter, besonders wenn dort qualitativ hochwertige Häuser angeboten werden. Hier sind die Faktoren auch leicht gestiegen. So werden in den sehr guten Lagen Faktoren bis 15,0 erzielt und in den guten Lagen zwischen 11,0 und 13,5. Objekte mit größerem Sanierungsstau finden nur sehr schwer Käufer, zumal sich größere Sanierungsaufwendungen in Anbetracht des Mietniveaus erst spät amortisieren. Sichtbar wird dieses Problem im Zentrum Mülheims. Dort steht weiterhin der ehemalige Kaufhof leer, worunter das bislang auch als ordentliche Wohnlage geltende Quartier leidet.
